This is a fully remote position, open to applicants in Florida, +1 more state.
• Take charge of the entire new business cycle for management contracts, including prospecting, relationship building, pitching, proposal development, negotiation, and closing deals.
• Create and oversee a robust pipeline of faith-based colleges and universities as well as private owners that align with the target profile of 200 to 600 beds.
• Schedule and conduct Operating Reviews in collaboration with the founder.
• Leverage and grow a personal network of owners, brokers, and capital partners within the student housing and multifamily sectors.
• Act as the company representative at industry conferences and enhance visibility as a trustworthy third-party manager.
• Collaborate with marketing and operations to design and refine pitch, proposal, and RFP response materials.
• Negotiate terms of management agreements, including fee structures, duration, and scope, within established parameters.
• Work with operations and onboarding teams to ensure a seamless transition of signed contracts into active management.
• Provide regular updates on pipeline, forecasts, and market intelligence to leadership.
• Assist in refining the ideal customer profile and go-to-market strategies as the portfolio expands.
• Contribute to the growth of the third-party managed portfolio, aiming for 10 managed properties by 2028 across Texas, Florida, and the South.
• 7 to 10+ years of experience in business development, acquisitions, or growth positions within student housing, multifamily property management, or a closely related real estate service.
• A proven existing book of business and strong relationships with owners, universities, or capital partners in student housing.
• A successful history of sourcing and securing management contracts, acquisitions, or similar long-cycle, relationship-driven transactions.
• Ability to operate independently within a streamlined, founder-led organization.
• In-depth knowledge of third-party management, including fee structures, service scope, and the competitive landscape.
• Willingness to travel frequently throughout Texas and the South.
• A bachelor’s degree is preferred but not mandatory, with a focus on relationships and proven track records.
• Established connections with leaders at faith-based colleges and universities considering outsourced housing management.
• Experience engaging with institutional or university decision-making processes involving multiple stakeholders.
• Background in commercial real estate or brokerage transactions.
• Familiarity with HubSpot or a similar CRM tool.
• Variable compensation linked to signed management contracts, structured as a percentage of first-year management fee revenue per contract.
• Negotiable on-target earnings at plan for the right candidate, with no cap on over-performance.
• Provision of a travel and expense budget.
