Senior Leasing Manager

This is a fully remote position, open to applicants in Florida.

📋 Description

• Optimize occupancy and revenue performance across a portfolio of 10–15 affordable housing communities.

• Maintain a portfolio occupancy rate of 98% or higher.

• Provide an outstanding virtual leasing experience.

• Act as the portfolio subject matter expert for EliseAI.

• Supervise AI-managed lead interactions, assess conversation quality, address escalations, and uphold the community-specific knowledge base.

• Serve as the portfolio subject matter expert for Yardi Voyager 8.

• Manage data related to Rent Café Affordable Housing, including Prospect Pipeline, Unit Availability, and Applicant Records.

• Address leads not resolved by EliseAI and manage leads that require judgment, escalation, or human interaction.

• Oversee the virtual recertification process and monitor upcoming recertification dates.

• Assist applicants with rental applications and clarify documentation requirements.

• Gather missing documentation, resolve outstanding items, and provide status updates.

• Collaborate with Preferred Compliance to ensure application and recertification files adhere to program guidelines and receive prompt approval.

• Monitor and report on occupancy, leasing, and recertification performance to the Regional Property Manager and executive leadership.

• Identify communities trending below 98% occupancy and formulate corrective action plans.

• Conduct market research and competitive analysis.

• Suggest adjustments for pricing, incentives, or outreach strategies.

• Ensure compliance of leasing, recertification, and AI-managed communications with Fair Housing laws and affordable housing regulations.

• Travel to portfolio communities for leasing events or to address occupancy issues requiring onsite support.

• Monitor KPIs including occupancy rates, lead conversion, days vacant, and application processing times.

⛳️ Requirements

• Candidates must reside in Florida.

• Willingness to travel as needed to support portfolio communities.

• A minimum of 3 to 5 years of experience in multifamily property management.

• A minimum of 3 to 5 years of experience in affordable housing leasing.

• Centralized leasing experience is preferred.

• A bachelor's degree in Business, Real Estate, or a related field is preferred but not mandatory.

• Knowledge of EliseAI.

• Advanced proficiency in Yardi Voyager 8.

• Strong understanding of LIHTC recertification requirements and timelines.

• Experience with processing Housing Choice Vouchers (HCV).

• In-depth knowledge of LIHTC, HUD, Section 8, HOME, SAIL, and Fair Housing regulations.

• Excellent organizational skills with the capacity to manage occupancy across multiple communities and meet deadlines.

• Proficiency in Microsoft Office Suite.

• A high level of personal initiative, integrity, and accountability.

• Comfort in operating independently in a virtual-first role.

• Ability to travel up to 40% as business needs dictate.

• Capability to travel throughout Florida.

• Ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
