This is a fully remote position, open to applicants in New Mexico.
β’ Serve as the main commercial contact with the client throughout the design and construction phases.
β’ Deliver cost planning, estimation, forecasting, and cost plans at critical project milestones.
β’ Develop and uphold processes for cost control, change management, and commercial governance.
β’ Estimate, assess, negotiate, and oversee construction change orders.
β’ Evaluate contractor and subcontractor pricing for precision, entitlement, and cost-effectiveness.
β’ Manage contingency, track commitments, forecast costs-to-complete, and conduct cost variance analysis.
β’ Execute post-contract quantity surveying, cost control, valuations, and payment certifications.
β’ Carry out interim valuations, cost checks, and commercial audits.
β’ Analyze contractor submissions and provide written feedback and executive summaries.
β’ Oversee cost and commercial aspects of contracts.
β’ Negotiate, finalize, and close out final accounts.
β’ Compile built-cost data and maintain benchmarking records.
β’ Collaborate with owners, project managers, design teams, and contractors.
β’ Evaluate and communicate costs, risks, and schedule impacts.
β’ Coordinate cost data from general contractors, subcontractors, suppliers, direct procurement, and A/Es.
β’ Engage in value engineering and design optioneering activities.
β’ Prepare funding data, executive cost presentations, and materials for stakeholder reporting.
β’ Support the commercial management of electrical distribution, utility upgrades, MEP-heavy systems, site works, civil packages, phased construction, EV charging, and fleet-support infrastructure.
β’ Manage the costs and change implications associated with phased delivery, fast-track construction, and evolving operational needs.
β’ Generate monthly cost reports, forecasts, and commercial dashboards.
β’ Oversee commission financial performance, margins, and resource forecasting using internal systems.
β’ Implement Turner & Townsend Business Management Systems and related delivery methodologies.
β’ Mentor and coach junior staff members.
β’ Ensure adherence to relevant SOX control responsibilities.
β’ Bachelorβs degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related field in construction.
β’ 5β7+ years of relevant experience in cost management or quantity surveying within the construction sector.
β’ Proven experience in delivering cost management services on medium to large, complex construction projects.
β’ Experience in mission-critical, industrial, infrastructure, or campus-scale environments is preferred.
β’ A background in construction consultancy or client-side cost management is highly desirable.
β’ Strong understanding of construction contracts, procurement methods, valuations, change control, and final account processes.
β’ Experience with MEP-intensive projects, infrastructure packages, and utility-driven construction scopes.
β’ RICS accreditation or progress toward chartership is preferred.
β’ Excellent written and verbal communication skills.
β’ Confidence in engaging with senior stakeholders.
β’ Proximity to the SF Bay Area and the ability to connect locally with project teams and stakeholders is considered a significant advantage.
