This is a fully remote position, open to applicants in Philippines.
• Oversee designated projects throughout the complete estimating cycle, from bid intake to internal review and handoff.
• Assess invitations to bid, drawings, specifications, addenda, bid forms, schedules, alternates, allowances, and submission requirements.
• Maintain bid calendars, document registers, addenda logs, and status trackers for estimates.
• Interpret architectural, structural, civil, MEP, specialty, and vendor documents, translating requirements into scopes, quantities, and cost components.
• Detect scope gaps, drawing conflicts, missing information, constructability issues, long-lead items, and project risks.
• Execute detailed and auditable quantity takeoffs utilizing measurement techniques, plan references, units, assemblies, waste factors, and revision controls.
• Create components for labor, materials, equipment, subcontractors, general conditions, permits, freight, taxes, escalation, allowances, and contingencies.
• Draft trade-specific scopes and request competitive bids from subcontractors and suppliers.
• Evaluate and normalize subcontractor proposals, addressing inclusions, exclusions, qualifications, alternates, unit rates, schedules, lead times, and commercial risks.
• Compile assumptions, clarifications, exclusions, RFIs, risk items, and a Basis of Estimate.
• Reconcile quantities, formulas, units, extensions, markups, and total estimates; perform quality assurance checks.
• Assist with conceptual, schematic, budget, negotiated, hard-bid, change-order, and value-engineering estimates.
• Prepare estimates for internal review and convey cost rationale, assumptions, and outstanding risks.
• Aid in converting awarded estimates into turnover information for project execution and procurement.
• Capture bid results and provide estimate-to-actual feedback.
• Build and sustain a network of qualified subcontractors and suppliers in relevant markets.
• Conduct outbound communication via calls and emails to U.S.-based subcontractors and suppliers.
• Introduce trade partners to bidding opportunities while maintaining professional relationships.
• Maintain records of relationships and assist in the qualification of trade partners.
• Monitor trade partner participation, responsiveness, reliability, and overall performance.
• Identify and assess AI, automation, data, and workflow enhancements for estimating and subcontractor sourcing.
• Develop repeatable workflows, checklists, SOPs, templates, and reporting tools.
• Validate AI-generated outputs against source documents, documenting successful process improvements.
• Minimum of 5 years’ experience in construction estimating, quantity surveying, or preconstruction.
• Experience with U.S.-based construction projects or those adhering to comparable construction standards and estimating practices.
• Strong full-cycle estimating experience, encompassing bid planning, scope development, subcontractor solicitation, quote analysis, bid leveling, estimate documentation, internal review, and handoff.
• Proficient in reading and interpreting architectural, structural, civil, MEP, and specialty construction documents with confidence.
• Strong mathematical and analytical reasoning abilities, including dimensions, conversions, production rates, labor assumptions, waste, freight, taxes, escalation, markups, and reconciliation.
• Advanced skills in Microsoft Excel, including structured tables, formulas, lookups, pivot tables, validation, and error checks.
• Exceptional document control skills and attention to detail.
• Strong verbal and written communication skills in English.
• Comfortable making outbound calls to U.S.-based subcontractors and trade partners.
• Excellent organizational skills with the ability to manage multiple estimates, deadlines, and follow-ups effectively.
• Capable of working independently while maintaining clear communication and promptly escalating issues.
• Reliable internet connection, backup connectivity/power, and a professional remote work environment.
