Senior Director, Site Development

This is a fully remote position, open to applicants in Texas.

📋 Description

• Manage the daily operations of designated AI data center locations in Texas, overseeing the process from entitlement to commissioning and turnover.

• Keep the VP of Projects, AIDC updated on decisions affecting material budget, schedule, scope, or risk, and seek approval when necessary.

• Oversee the region's Site Readiness initiatives, including conducting surveys, developing permitting strategies, and performing preliminary site assessments.

• Lead a diverse team comprising both internal personnel and external contractors.

• Foster relationships with local authorities, utility companies, and landowners during the entitlement and permitting phases.

• Collaborate with other CleanSpark divisions to ensure site-level activities align with the company's overall objectives.

• Act as the primary daily contact for the design-build contractor's leadership throughout the design, construction, and commissioning phases.

• Oversee site-specific schedules, budgets, and risks using Program Controls, promptly addressing any deviations.

• Work with Quality, HSE, and Commissioning teams to ensure standards are met prior to turnover.

• Advocate for CleanSpark's interests within the region and escalate critical issues as necessary.

• Provide consistent status updates to project and executive leadership.

• Build, lead, and develop the regional site team as the Texas portfolio expands.

⛳️ Requirements

• Over 10 years of experience in site development, land development, or construction management related to large-scale infrastructure, industrial, or data center projects.

• Proven track record of managing projects from entitlement through to construction completion.

• Experience collaborating with design-build or EPC contractors under lump sum or comparable delivery methods.

• In-depth knowledge of permitting, utility interconnection, and land use processes.

• Strong judgment on routine site matters, with the discipline to promptly highlight and escalate significant decisions.

• Capability to manage multiple projects simultaneously and lead cross-functional teams, including both internal staff and external contractors.

• Excellent communication skills and the ability to represent the company effectively with external stakeholders.
