β’ Oversee Avantor's worldwide real estate portfolio, facilities strategy, physical security initiatives, and AI-enhanced real estate strategy.
β’ Ensure that the global network of offices, laboratories, manufacturing facilities, distribution centers, service locations, and 3PL sites fosters business growth, operational excellence, regulatory compliance, and financial success.
β’ Formulate and implement a comprehensive global real estate strategy that aligns with business growth and operational goals.
β’ Direct portfolio planning, site selection, lease negotiations, acquisitions, dispositions, expansions, consolidations, and facility investments.
β’ Create long-term portfolio roadmaps that balance business requirements, risk, flexibility, and cost-effectiveness.
β’ Assist in mergers, acquisitions, divestitures, and integration efforts through facility and portfolio evaluations.
β’ Assess investment opportunities, capital plans, financial returns, and lease versus ownership decisions in collaboration with Finance.
β’ Track portfolio performance through KPIs, dashboards, and governance reviews.
β’ Develop and enhance enterprise-wide physical security programs.
β’ Set global standards for access control, visitor management, surveillance, perimeter security, workplace violence prevention, and incident response.
β’ Aid in security risk assessments, audits, investigations, and corrective action strategies.
β’ Incorporate security considerations into emergency preparedness, crisis management, business continuity, and operational resilience plans.
β’ Analyze security trends, incidents, and performance metrics to improve preventative strategies.
β’ Take ownership of the strategy, governance, and ongoing improvement of Avantor's Global AI Real Estate Program.
β’ Construct an integrated perspective of owned, leased, and 3PL facilities utilizing data, analytics, and AI-driven insights.
β’ Leverage AI and advanced analytics to enhance portfolio planning, space utilization, occupancy management, site selection, capital investments, and operational performance.
β’ Create dashboards and decision-support tools to assess utilization, costs, performance, risks, and investment opportunities.
β’ Discover opportunities involving AI, automation, digital twins, predictive modeling, and GIS technologies.
β’ Manage relationships with real estate, facilities, construction, project management, technology, and security service providers.
β’ Collaborate with Strategic Sourcing and Procurement on sourcing, supplier selection, contract negotiations, and performance oversight.
β’ Establish service levels, governance frameworks, and accountability standards.
β’ Present portfolio strategies, capital plans, security initiatives, and AI-driven insights to executive leadership.
β’ Encourage accountability, innovation, collaboration, and ongoing improvement.
β’ Cultivate talent, succession strategies, and organizational capabilities.
β’ Bachelor's degree in Business, Real Estate, Engineering, Industrial Engineering, Operations, Security Management, or a related field.
β’ Over 15 years of leadership experience in corporate real estate, facilities management, physical security, operations, supply chain, or related fields.
β’ Experience managing intricate global real estate portfolios in manufacturing, life sciences, healthcare, logistics, or similarly regulated industries.
β’ Proven track record in leading real estate transactions, portfolio optimization, capital planning, and facilities operations.
β’ Background in developing enterprise-level physical security programs, including access control, surveillance, risk assessments, and security governance.
β’ Experience in driving analytics, digital transformation, AI, or technology-driven business improvement initiatives.
β’ Strong financial acumen, strategic planning abilities, and executive communication skills.
β’ Demonstrated success in leading global teams, external providers, and complex cross-functional projects.
β’ Preferred experience in life sciences, healthcare, laboratory, biopharmaceutical, or regulated manufacturing environments.
β’ Knowledge of GMP, GxP, FDA regulations, laboratory, and scientific operations is preferred.
β’ Experience supporting mergers, acquisitions, divestitures, and integration activities is preferred.
β’ Familiarity with applying AI, machine learning, digital twins, GIS, or predictive analytics to real estate and operational decision-making is preferred.
β’ Professional certifications such as MCR, SLCR, CFM, CPP, PSP, PMP, or LEED are preferred.
β’ Expertise in strategic planning and portfolio optimization.
β’ Proficient in executive-level presentation, communication, and influencing skills.
β’ Strong financial analysis, budgeting, capital planning, and business case development skills.
β’ Experience in commercial negotiation and contract management.
β’ Ability to lead global, cross-functional teams and complex enterprise initiatives.
β’ Skills in portfolio analytics, KPI development, and performance management.
