
Residential Real Estate Title Search Quality Control

This is a fully remote position, open to applicants in United States.
• Collaborate with the search team to generate and assess searches and title reports.
• Assess the legal status of properties.
• Ensure the quality of the final product prior to client delivery.
• Assist the Customer Service team by updating or clarifying information with customers.
• Address order-related inquiries in a timely manner.
• Review completed title searches for precision, completeness, and compliance with client-specific SOPs.
• Investigate deeds, mortgages, property taxes, inheritance/estate taxes, deeds of trust, liens, judgments, easements, restrictions, bankruptcy filings, foreclosures, chancery proceedings, plats/maps, and other relevant records.
• Identify property ownership and encumbrances while verifying legal descriptions.
• Analyze the chain of title and any defects, preparing reports on title-related issues.
• Review title records from external abstractors and request additional information as needed.
• Compile title search data and create property reports and title commitments.
• Read and extract information from documents, entering it into reports or software.
• Work a full 8-hour day, 5 days a week.
• A minimum of 10 years of experience as a title abstractor/examiner is essential, including online search capabilities.
• Knowledge of various state guidelines and the ability to search state, city, county, and school property tax jurisdictions online.
• Strong attention to detail when reviewing and entering information from source documents to ensure accurate, clear, and professionally formatted title reports.
• Proficiency in various MS Office applications, including Word and Excel.
• Familiarity with different title search platforms is advantageous but not mandatory (SoftPro, Qualia, DataTrace, etc.).
• Sound judgment regarding access to confidential borrower information.
• Ability to work collaboratively and effectively as part of a team.
• Capacity to work independently.
• Comfort working under pressure in a fast-paced, deadline-driven environment.
