This is a fully remote position, open to applicants in Arizona, +2 more states.
• Oversee a portfolio of student housing by optimizing net operating income through revenue enhancement and cost reduction while ensuring top-notch on-site services and staff performance.
• Foster outstanding customer relations by providing timely communication and effective solutions to client concerns.
• Recruit, train, inspire, develop, and manage on-site teams at every property.
• Address personnel matters by establishing clear expectations and utilizing progressive counseling techniques.
• Keep abreast of product knowledge for each community and its competitors by assessing market conditions and trends.
• Direct sales and marketing strategies to enhance rental income and meet budgeted occupancy targets.
• Execute cost-control measures and revenue enhancement programs.
• Set leasing and renewal objectives for each property.
• Determine rental rates in conjunction with the annual budgeting process and present recommendations to executive leadership and property owners.
• Assess and implement adjustments to rent/pricing strategies while ensuring accurate maintenance of websites and collateral materials.
• Cultivate and sustain relationships with university housing, resident life, and financial aid offices.
• Act as a representative of the company with clients, insurance adjusters, government entities, code officials, and tenant organizations when authorized.
• Plan and execute annual Turn-related events for each property.
• Conduct quarterly inspections of properties focusing on curb appeal, safety, office and maintenance operations, capital improvements, risk management, and communal areas.
• Assist Property Managers in developing annual operating budgets and seek approval for these budgets.
• Manage properties in accordance with approved budgets.
• Ensure compliance with company policies regarding rent collection, delinquency reporting, collections, and write-offs.
• Analyze monthly financial statements and validate monthly variance reports.
• Review and approve monthly accruals and reclassifications.
• Negotiate contracts and significant purchases alongside Property Managers.
• Adhere to Federal, State, and local asset-management regulations.
• Complete necessary reports for the company, owners, and supervisors.
• Perform additional responsibilities as assigned to achieve Company goals and objectives.
• A minimum of 3-5 years of experience in multi-site property management is essential.
• High school diploma or its equivalent is required.
• Capability to perform intermediate to advanced mathematical functions.
• Proficiency in all on-site software functions is necessary, with Entrata experience strongly preferred.
• Competence in Microsoft Office applications (Word, Excel, Outlook, PowerPoint) is required.
• Willingness to travel as needed to meet job requirements and to participate in company events and training sessions (approximately 70% travel).
