This is a fully remote position, open to applicants in Washington.
• Create innovative outdoor advertising materials
• Foster relationships across all government levels
• Strategically oversee and expand the region's real estate asset portfolio
• Navigate the regulatory frameworks at federal, state, and local levels
• Make strategic and tactical choices regarding site selection, entitlements, design, budgeting, construction, and/or acquisition of real estate assets
• Adhere to relevant federal and state regulations, local rules, and ordinances
• Negotiate both existing and new lease agreements under favorable conditions
• Collaborate with legal advisors on zoning, relocation, permitting, lease negotiations, and legal proceedings
• Discover viable development opportunities, including competitive inventory analysis
• Engage with building, electrical, and general contractors, surveyors, and engineers
• Identify, secure, permit, and manage the construction of new assets
• Coordinate with state, county, and city officials on development and relocation projects
• Participate in regulatory and public hearings
• Advocate for the modernization of existing ordinances to accommodate current technologies, such as digital formats
• Collaborate with the VP of Real Estate and the VP of Public Affairs on mutual market objectives
• Lead a development team comprising two to four members
• Execute additional responsibilities as assigned
• Occasionally travel outside the market area for legislative sessions, company-sponsored events, and trade meetings
• Bachelor’s degree or equivalent four (4) years of relevant experience
• Three (3) years of real estate experience, ideally overseeing significant portfolio management and/or the entitlement process in a real estate leasing/development firm
• A minimum of two (2) years of management experience, preferably in a related sector
• Strong understanding of market demographics
• Proficient in drafting, reading, and understanding complex and persuasive business correspondence
• Ability to interpret and analyze maps, blueprints, and site plans
• Excellent computer skills necessary for detailed research and analysis
• Competence in basic mathematical calculations
• Comprehensive knowledge of real estate principles and practices, particularly in fieldwork involving lead generation and regulatory applications
• Familiarity with the media and advertising industry, including business cycles and key revenue and expense drivers
• Strong analytical, critical thinking, decision-making, and problem-solving abilities
• Proficient in Microsoft Word, Excel, Outlook, and PowerPoint
• Ability to perform calculations involving discounts, interest, commissions, proportions, and percentages
• Capability to accurately assess situations, conduct root cause analysis, and propose solutions
• Exceptional verbal and written communication skills, including the ability to deliver presentations
• Must possess a valid driver’s license
• Access to a dependable vehicle
• Ability to sit and/or stand at a desk for a minimum of eight (8) hours a day and perform tasks that require repetitive hand movements
• Capability to lift and move objects weighing up to 15 pounds
• Ability to view written documents and computer screens, with the capacity to adjust focus
