This is a fully remote position, open to applicants in California.

📋 Description

• Lead thorough preconstruction evaluations encompassing zoning, land use, title, survey, environmental, and geotechnical analyses.

• Interpret local regulations and statutes, devise entitlement strategies, and obtain necessary approvals and variances.

• Act as the main point of contact with city planning, zoning, and building departments.

• Represent the organization in meetings and public hearings.

• Oversee multiple ongoing projects, managing timelines, budgets, and deliverables under stringent deadlines.

• Collaborate with Real Estate, Design, Construction, and Operations teams to ensure site plans align with operational and infrastructure requirements.

• Identify risks and opportunities related to permitting and develop solutions for site access, traffic management, and regulatory constraints.

• Establish and maintain standardized processes, checklists, and reporting tools for zoning and due diligence tasks.

• Offer site viability recommendations to leadership and contribute to long-term service center expansion strategies.

• Assess site access and circulation, including traffic patterns, turning movements, and ingress/egress feasibility.

• Manage third-party consultants, legal teams, and technical experts.

• Identify and articulate site-specific risks and propose mitigation strategies and alternatives.

• Comply with relevant SOX control responsibilities.


⛳️ Requirements

• Bachelor’s degree in Urban Planning, Real Estate Development, Construction Management, or a related discipline.

• Over 8 years of experience in zoning, entitlements, and due diligence for commercial, industrial, or infrastructure projects.

• Demonstrated success in managing large-scale, multi-site development programs in a dynamic environment.

• Extensive knowledge in interpreting and applying municipal codes, land use regulations, and permitting procedures.

• Experience in developing scalable systems and standards for real estate development initiatives.

• Strong leadership and stakeholder management abilities, with experience influencing cross-functional teams and external agencies.

• Capability to manage conflicting priorities and deliver outcomes within tight deadlines.

• Familiarity with EV infrastructure, electrical systems, and service facility planning.

• Exceptional written and verbal communication skills, including the ability to produce executive-level reports and presentations.
