This is a fully remote position, open to applicants in New Jersey.
• Oversee loan production for a dedicated team of Mortgage Loan Officers.
• Facilitate sales and business development in the designated sub-market under the guidance of the Regional Mortgage Sales Manager.
• Recruit and onboard Mortgage Loan Officers for the specific territory.
• Drive revenue growth, ensure expense adherence, and improve operational efficiencies.
• Sell and originate residential mortgage loans in alignment with established goals, policies, procedures, and regulations.
• Hire talent, establish goals, nurture staff development, manage performance and compensation decisions, promote teamwork, and address disciplinary matters.
• Supervise MLOs, including conducting performance reviews, implementing PIPs, providing training, and approving time cards and expenses.
• Propel profitable growth and achieve or surpass regional goals and objectives.
• Collaborate with the Regional Mortgage Sales Manager to manage production elements and business pipelines.
• Seek out new referral sources and cultivate relationships with retail management, wealth partners, bank partners, realtors, developers, attorneys, and other referral sources.
• Evaluate team development and training requirements.
• Participate in regional retail meetings, homebuyers' seminars, home shows, brokers' meetings, and financing workshops.
• Meet with prospects to explain mortgage products, services, recommendations, and loan requirements.
• Assist customers throughout the mortgage application process and manage their expectations regarding processing and closing.
• Ensure that applications and supporting documentation are accurate and complete.
• Input loan information into the mortgage loan system and create necessary supporting files.
• Forward applications to underwriting and submit materials for processing.
• Underwrite loans within the scope of authority utilizing point-of-sale underwriting systems.
• Communicate loan decisions and any additional information requirements to customers.
• Resolve processing conditions, finalize loan commitments, and prepare for closings.
• Maintain communication with customers, underwriters, processors, realtors, closing agents, and others; attend closings as necessary.
• Stay informed on mortgage industry practices, products, laws, regulations, policies, and procedures.
• Propose modifications to products, programs, and pricing.
• Ensure successful audits and examinations by TD Bank.
• Manage CRA/LMI lending objectives for the assigned market.
• A Bachelor's Degree or equivalent work experience is required.
• A minimum of 5 years of experience in mortgage origination is necessary.
• At least 3 years of management experience is required.
• In-depth knowledge of the mortgage industry and its guidelines is essential.
• Strong sales skills are a must.
• Excellent verbal and written communication abilities are required.
• Exceptional motivational skills are needed.
• Current knowledge of residential mortgage industry trends and products is essential.
• A competitive spirit and the ability to remain motivated to exceed goals are required.
• Capability to thrive in a fast-paced and dynamic environment is necessary.
• Must meet eligibility criteria for employment with a covered financial institution under Regulation Z.
• Must qualify for registration as a registered mortgage loan originator with the NMLS under the SAFE Act.
• A satisfactory criminal background check and credit report check are required.
• Required applicant statements/certifications regarding administrative, civil, and/or criminal findings must be provided.
• Willingness to undertake occasional domestic travel is necessary.
• Ability to perform sedentary work and manage multiple tasks simultaneously is required.
• Continuous operation of standard office equipment is necessary.
• Proficiency in reading, writing, comprehending instructions, and performing basic arithmetic is essential.
