This is a fully remote position, open to applicants in Massachusetts.
• Oversee loan production for a specific team of Mortgage Loan Officers within a designated geographic sub-market.
• Coordinate sales efforts and business development activities under the guidance of the Regional Mortgage Sales Manager.
• Recruit Mortgage Loan Officers for the specified territory.
• Foster revenue growth, ensure expense compliance, and enhance operational efficiencies.
• Supervise team members by recruiting, setting objectives, nurturing employee development, managing performance and compensation, promoting collaboration, and addressing disciplinary matters.
• Achieve or surpass profitable growth objectives for the assigned team and region.
• Collaborate with the Regional Mortgage Sales Manager to manage production metrics and business pipelines.
• Monitor team files in progress and coordinate business pipelines.
• Seek out new referral sources.
• Evaluate team development and training requirements.
• Oversee 8–12 Mortgage Loan Officers, including conducting performance evaluations, implementing Performance Improvement Plans (PIPs), offering training, approving time cards, and managing expense approvals.
• Participate in regional retail meetings and support referral strategies in collaboration with Retail Management, Wealth, and other banking partners.
• Manage CRA/LMI lending objectives.
• Meet with prospects referred by real estate agents, developers, attorneys, and various sources.
• Clarify mortgage products and suggest solutions tailored to prospect needs.
• Assist customers through the mortgage application process and elucidate necessary information and loan procedure steps.
• Ensure applications are precise and contain all required documentation.
• Set and manage customer expectations regarding processing and closing timelines.
• Sell and originate residential mortgage loans in accordance with policies, procedures, and regulations.
• Generate referrals for mortgage and other business lines.
• Develop strategic plans to meet sales objectives.
• Input loan data into mortgage systems and create supporting documentation.
• Forward applications and information to underwriting and processing teams.
• Underwrite loans within authorized limits utilizing point-of-sale underwriting systems.
• Communicate loan decisions and any additional information requirements to customers.
• Resolve processing conditions, finalize commitments, and ready loans for closing.
• Coordinate with clients, underwriters, processors, realtors, closing agents, and others; attend closings when necessary.
• Maintain current knowledge of mortgage practices, products, laws, regulations, policies, and procedures through ongoing training and seminars.
• Engage in homebuyer seminars, home shows, brokers’ meetings, and financing workshops.
• Recommend changes to products, programs, and pricing structures.
• Assist in ensuring successful TD Bank audits and examinations.
• Address complex mortgage requirements.
• A Bachelor's Degree or equivalent work experience is required.
• A minimum of 5 years' experience in mortgage origination is essential.
• At least 3 years' management experience is mandatory.
• In-depth knowledge of the mortgage industry and its guidelines.
• Exceptional sales capabilities are required.
• Strong oral and written communication skills are essential.
• Excellent motivational abilities are necessary.
• Up-to-date knowledge of trends and products in the residential mortgage industry is required.
• A competitive mindset and the ability to remain motivated to exceed objectives are necessary.
• Capability to thrive in a fast-paced and dynamic environment is essential.
• Must meet employment eligibility criteria under Regulation Z for covered financial institutions.
• Must qualify for registration as a registered mortgage loan originator with the NMLS under the SAFE Act.
• A satisfactory criminal background check and credit report are required.
• Must provide statements/certifications related to administrative, civil, and/or criminal findings by a government agency/authority.
• Ability to complete required TD Bank and relevant legal or regulatory compliance training is a must.
• Capacity to perform sedentary tasks, manage multiple duties, operate office equipment, and maintain prolonged concentration and sitting.
