This is a fully remote position, open to applicants in New York.
• Originate and sell residential mortgage loans in alignment with sales targets.
• Engage with prospects referred by realtors, developers, attorneys, and various referral sources, both internal and external.
• Articulate mortgage products and services, offering recommendations based on the needs of prospects.
• Assist customers throughout the mortgage application process.
• Clarify the necessary information and steps involved in the loan process.
• Ensure the accuracy of applications and the inclusion of all required documentation.
• Manage customer expectations concerning processing timelines and closing dates.
• Generate referrals for mortgage sales opportunities and other business lines within the company.
• Collaborate with sales management to develop strategies for achieving sales objectives.
• Input data into the mortgage loan system and maintain precise pipeline records.
• Prepare supporting files and documentation for underwriting, regulatory compliance, and other purposes.
• Submit applications and required information to the underwriting team.
• Underwrite loans utilizing point-of-sale underwriting systems within designated authority.
• Communicate loan decisions and additional information requests to clients.
• Forward materials to processing, address conditions, finalize commitments, and prepare for closing.
• Coordinate with customers, underwriters, processors, realtors, closing agents, and other stakeholders.
• Attend closings as necessary.
• Stay updated on industry practices, mortgage products, laws, regulations, policies, and procedures through ongoing training and seminars.
• Participate in homebuyer seminars, home shows, broker meetings, and financing workshops.
• Suggest improvements to products, programs, and pricing structures.
• Facilitate successful audits and examinations for TD Bank.
• Address complex mortgage requirements.
• Bachelor's degree or relevant progressive work experience in addition to the experience specified below.
• Over 2 years of experience in mortgage origination.
• Demonstrated sales proficiency.
• Growing knowledge of the mortgage industry, products, lending practices, and regulatory standards.
• Exceptional sales abilities and negotiation skills.
• Ability to work independently and plan activities to meet sales objectives.
• Strong time management capabilities.
• Excellent verbal and written communication skills.
• Proficient PC skills, including the ability to learn mortgage origination and automated underwriting systems.
• Must meet employment eligibility criteria for a covered financial institution as per Regulation Z standards.
• Must qualify for registration as a mortgage loan originator with the NMLS under the SAFE Act.
• Successful completion of a criminal background check and credit report review.
• Willingness to travel domestically on occasion.
• Capability to perform sedentary work, manage multiple tasks, operate standard office equipment, maintain focus for extended periods, read/write/comprehend instructions, and perform basic arithmetic consistently.
• Ability to sit continuously and occasionally stand, walk, squat, bend, reach forward, and lift/carry items under 25 lbs.
