This is a fully remote position, open to applicants in New York.
• Originate and sell residential mortgage loans to meet sales objectives.
• Engage with potential clients identified through direct outreach or referrals from realtors, developers, attorneys, and other sources.
• Provide detailed explanations of mortgage products and services, recommending options tailored to client needs.
• Assist customers throughout the mortgage application process.
• Clarify necessary information and details regarding the loan process.
• Ensure applications are complete, accurate, and include all required information and supporting documentation.
• Manage client expectations concerning processing times and closing dates.
• Generate referrals for mortgage opportunities as well as other company offerings.
• Formulate strategies to achieve sales targets with support from sales management.
• Input data into the mortgage loan system and maintain precise pipeline records.
• Compile supporting documentation for underwriting, regulatory compliance, and other purposes.
• Forward applications and requisite information to underwriting.
• Underwrite loans utilizing point-of-sale systems within your authority.
• Communicate loan decisions and clarify any additional information needed.
• Submit documentation to processing, address conditions, finalize loan commitments, and prepare for closing.
• Maintain communication with clients, underwriters, processors, realtors, closing agents, and other stakeholders.
• Attend closings as required.
• Stay updated on industry practices, products, mortgage laws, and regulations through ongoing training and seminars.
• Participate in homebuyer seminars, home shows, broker meetings, and workshops on home financing.
• Suggest improvements to products, programs, and pricing structures.
• Ensure TD Bank adheres to successful audits and examinations.
• Address complex mortgage requirements.
• A bachelor's degree or relevant progressive work experience in addition to the experience mentioned.
• Over 2 years of experience in mortgage origination.
• Demonstrated sales proficiency.
• Developing understanding of the mortgage industry, products, lending practices, and regulatory standards.
• Exceptional sales capability and negotiation skills.
• Self-motivated with the ability to organize activities effectively to meet sales targets.
• Strong time management abilities.
• Excellent verbal and written communication skills.
• Proficient in PC skills, including the ability to learn mortgage origination and automated underwriting systems.
• Must qualify for employment with a covered financial institution under Regulation Z standards.
• Must be eligible for registration as a mortgage loan originator with the NMLS in accordance with the SAFE Act.
• Successful completion of a criminal background check and credit report check.
• Required disclosures/certifications regarding any administrative, civil, or criminal findings from government entities.
• Capability to perform sedentary work, multitask, and operate standard office equipment continuously.
• Ability to focus for extended periods and read, write, comprehend instructions, and perform basic arithmetic consistently.
