This is a fully remote position, open to applicants in New Jersey.
• Originate and sell residential mortgage loans to achieve sales targets.
• Meet with potential clients referred by realtors, developers, attorneys, and both internal and external referral sources.
• Clearly explain mortgage products and services, recommending options tailored to the needs of prospects.
• Assist customers throughout the mortgage application process.
• Ensure that applications are accurate and include all necessary documentation.
• Manage customer expectations regarding processing times and closing dates.
• Generate referrals for mortgage sales opportunities and other business lines within the company.
• Develop strategies in collaboration with sales management to meet sales targets.
• Input information into mortgage loan systems and create supporting documentation.
• Forward applications and required information to underwriting.
• Underwrite loans utilizing point-of-sale underwriting systems within established authority.
• Communicate loan decisions and any additional information required to customers.
• Submit materials for processing, clear any conditions, finalize loan commitments, and prepare for closing.
• Coordinate with customers, underwriters, processors, realtors, closing agents, and other parties involved.
• Attend closings as necessary.
• Maintain up-to-date knowledge of industry practices, mortgage laws, regulations, products, and procedures through ongoing training and seminars.
• Participate in homebuyer seminars, home shows, brokers' meetings, and home financing workshops.
• Recommend improvements to products, programs, and pricing strategies.
• Ensure that TD Bank successfully meets audit and examination standards.
• Address complex mortgage needs.
• Bachelor's degree or relevant progressive work experience in addition to the experience specified below.
• A minimum of 2 years of experience in mortgage origination.
• Demonstrated sales capability.
• Developing understanding of the mortgage industry, products, lending practices, and regulatory requirements.
• Exceptional sales ability and negotiation skills.
• Self-motivated and capable of planning activities to meet sales objectives.
• Strong time management abilities.
• Excellent verbal and written communication skills.
• Proficient in PC use, including the ability to learn mortgage origination and automated underwriting systems.
• Must qualify for employment with a covered financial institution under Regulation Z.
• Must be eligible for registration as a registered mortgage loan originator with the NMLS.
• Successful completion of a criminal background check and credit report check.
• Occasional domestic travel required; no international travel.
• Ability to perform sedentary work, manage multiple tasks, operate standard office equipment, sit for extended periods, and maintain focus for long durations.
• Capability to read, write, and comprehend instructions, as well as perform basic arithmetic tasks.
