Mortgage Loan Officer

This is a fully remote position, open to applicants in New Jersey.

📋 Description

• Engage with potential clients identified directly or referred by realtors, developers, attorneys, and various referral sources.

• Discuss available mortgage products and services, recommending options tailored to the needs of prospects.

• Assist customers throughout the mortgage application process.

• Clarify the required information and other components of the loan process.

• Ensure that applications are accurate and include all necessary documentation.

• Manage customer expectations regarding processing times and closing schedules.

• Originate and sell residential mortgage loans in compliance with established policies, procedures, and legal/regulatory standards.

• Generate referrals for mortgage sales opportunities and other company offerings.

• Formulate plans to meet sales targets with the support of sales management.

• Input data into the mortgage loan system and maintain precise pipeline records.

• Create supporting files and documentation for underwriting, regulatory, and other purposes.

• Submit applications and required information to the underwriting department.

• Underwrite loans utilizing point-of-sale underwriting systems within authorized limits.

• Communicate loan decisions and outline any additional information needed.

• Forward materials to processing, resolve conditions, finalize commitments, and prepare loans for closing.

• Maintain communication with customers, underwriters, processors, realtors, closing agents, and others throughout the application process.

• Attend closings as required.

• Enhance knowledge of industry practices, mortgage products, laws, regulations, policies, and procedures through training and seminars.

• Participate in homebuyer seminars, home shows, brokers’ meetings, and home financing workshops.

• Suggest modifications to products, programs, and pricing.

• Assist in ensuring TD Bank upholds successful audits and examinations.

• Address complex mortgage requirements.

⛳️ Requirements

• Bachelor’s degree or progressive work experience alongside the required experience.

• A minimum of 2 years of mortgage origination experience.

• Demonstrated sales proficiency.

• Developing understanding of the mortgage industry, products, lending practices, and regulatory guidelines.

• Exceptional sales ability and negotiation skills.

• Self-motivated with the capability to plan activities to achieve sales objectives.

• Strong time management capabilities.

• Excellent verbal and written communication skills.

• Proficient PC skills, including the ability to learn mortgage origination and automated underwriting systems.

• Must qualify for employment with a covered financial institution under Regulation Z.

• Must be able to register as a registered mortgage loan originator with the NMLS.

• Pass a satisfactory criminal background check and credit report evaluation.

• Required statements/certifications concerning administrative, civil, and/or criminal findings by government agencies/authorities.

• Occasional domestic travel may be necessary.

• Ability to perform sedentary work, manage multiple tasks, and operate standard office equipment continuously.

• Capacity to respond quickly to sounds, sit for extended periods, and occasionally stand, walk, navigate confined spaces, lift/carry up to 25 lbs., squat, bend, and reach forward.

• Ability to concentrate for extended periods and read, write, comprehend instructions, and perform basic arithmetic consistently.
