This is a fully remote position, open to applicants in New Jersey.
• Responsible for selling and originating residential mortgage loans to meet sales targets.
• Engage with prospects referred by real estate agents, developers, attorneys, as well as internal and external referral sources.
• Provide explanations of mortgage products and services, recommending options based on the needs of prospects.
• Assist customers throughout the mortgage application process.
• Clarify required information and the necessary steps in the loan process.
• Ensure that applications are accurate and contain all required documentation.
• Manage customer expectations regarding processing times and closing dates.
• Generate referrals for mortgage sales opportunities and additional company products.
• Collaborate with sales management to develop plans for achieving sales goals.
• Input information into mortgage loan systems while maintaining accurate pipeline records.
• Create supporting files and documentation for underwriting, regulatory compliance, and other purposes.
• Submit applications and required information to the underwriting and processing teams.
• Underwrite loans using point-of-sale underwriting systems within the designated authority.
• Communicate loan decisions and any additional information required to customers.
• Finalize loan commitments and prepare loans for closing.
• Coordinate with customers, underwriters, processors, realtors, closing agents, and other stakeholders.
• Attend closings as necessary.
• Stay informed about mortgage practices, products, laws, regulations, policies, and procedures through ongoing training and seminars.
• Participate in homebuyer seminars, home shows, broker meetings, and workshops on home financing.
• Suggest improvements to products, programs, and pricing structures.
• Ensure that TD Bank maintains successful audits and examinations.
• Address complex mortgage needs.
• A bachelor's degree or progressive work experience in addition to the required experience listed below.
• A minimum of 2 years of mortgage origination experience.
• Demonstrated sales ability.
• Developing knowledge of the mortgage industry, including products, lending practices, and regulatory guidelines.
• Exceptional sales ability and negotiation skills.
• Self-motivated with the capability to plan activities to achieve sales objectives.
• Strong skills in time management.
• Excellent verbal and written communication abilities.
• Proficient PC skills, including the ability to learn mortgage origination and automated underwriting systems.
• Must be eligible for employment with a covered financial institution under Regulation Z.
• Must qualify for registration as a registered mortgage loan originator with the NMLS.
• A satisfactory criminal background check and credit report are required.
• Required statements or certifications regarding any administrative, civil, or criminal findings by any government agency or authority.
• Willingness to travel domestically on occasion.
• Ability to perform sedentary work and operate standard office equipment continuously.
• Capability to perform physical activities, including occasional sitting, standing, walking, squatting, bending, reaching forward, and lifting or carrying items under 25 lbs.
