This is a fully remote position, open to applicants in Maryland.
• Originate and sell residential mortgage loans to meet sales targets.
• Meet with prospective clients referred by realtors, developers, attorneys, and both internal and external referral sources.
• Clarify mortgage products and suggest options tailored to the needs of prospects.
• Assist customers throughout the mortgage application process.
• Ensure that applications are complete and contain all necessary documentation.
• Manage customer expectations regarding processing timelines and closing dates.
• Generate referrals for mortgage sales opportunities as well as other company offerings.
• Collaborate with sales management to develop strategies for achieving sales goals.
• Input information into mortgage loan systems and compile supporting documentation.
• Forward applications and required information to the underwriting department.
• Underwrite loans within the authority limits using point-of-sale underwriting systems.
• Communicate loan decisions and any additional information requirements to customers.
• Submit materials for processing, clear conditions, finalize commitments, and prepare for closing.
• Coordinate with customers, underwriters, processors, realtors, closing agents, and other stakeholders.
• Attend closings as necessary.
• Maintain up-to-date knowledge of industry practices, products, mortgage laws, and regulations through ongoing training and education.
• Participate in homebuyer seminars, home shows, broker meetings, and home financing workshops.
• Suggest improvements to products, programs, and pricing structures.
• Contribute to successful TD Bank audits and examinations.
• Address complex mortgage requirements.
• Bachelor’s degree or equivalent work experience in addition to the experience listed below.
• Minimum of 2 years of experience in mortgage origination.
• Demonstrated sales proficiency.
• Developing understanding of the mortgage industry, products, lending practices, and regulatory standards.
• Exceptional sales and negotiation skills.
• Self-motivated with the ability to organize activities to meet sales objectives.
• Strong time management capabilities.
• Excellent verbal and written communication skills.
• Proficient in PC skills, including the ability to learn mortgage origination and automated underwriting systems.
• Must qualify for employment with a covered financial institution as per Regulation Z.
• Must be eligible for registration as a registered mortgage loan originator with the NMLS under the SAFE Act.
• Successful completion of a criminal background check and credit report check.
• Required disclosures/certifications regarding administrative, civil, and/or criminal findings by government agencies/authorities.
• Occasional travel within the country may be necessary.
• Capability to perform sedentary work, manage multiple tasks, operate standard office equipment, concentrate for extended periods, comprehend instructions, and perform basic arithmetic consistently.
• Ability to occasionally lift or carry items weighing under 25 lbs.
