This is a fully remote position, open to applicants in United States.
• Take charge of workplace design and construction delivery, overseeing everything from programming and design-team selection to construction documents, bidding, construction, punch list, closeout, and warranty.
• Lead design evaluations, ensuring plans address operational requirements, assess submittals, RFIs, and change orders, and carry out site quality reviews.
• Organize the sequence of design, construction, and activation across various locations.
• Manage shared vendors, long-lead items, and interdependencies throughout the portfolio.
• Spot opportunities for standardization and bulk purchasing, and escalate scheduling conflicts with suggested solutions.
• Monitor budgets, actuals, commitments, expenditures, contingency, and forecasts for completion.
• Clarify variances, assess cost-saving possibilities, manage changes, and assist in annual capital planning.
• Conduct competitive bidding for design, construction, FF&E, and specialty trades.
• Analyze total cost of ownership and collaborate with contract administration on contracts, scopes, certificates of insurance, and purchase requests via Zip/Ramp.
• Act as OpenLoop’s primary contact for clients, landlords, property managers, brokers, designers, and contractors.
• Facilitate meetings, communicate status and risks, and document decisions and commitments using a project management tool.
• Oversee permitting, code reviews, local authority regulations, and inspections across jurisdictions.
• Collaborate with Legal, Compliance, and Credentialing on facility licensing, registration, and inspection readiness.
• Coordinate FF&E, IT and security installations, signage, utilities, occupancy, and moves.
• Partner with IT, Security, People Ops, Legal, and Finance to deliver operationally ready environments with complete turnover documentation.
• Develop SOPs, design standards, templates, checklists, and intake workflows in Confluence.
• Implement lessons learned, minimize manual tasks, and support related cross-functional projects and reporting requirements.
• Execute other duties as assigned.
• Bachelor’s degree in Construction Management, Civil Engineering, or a related discipline, or equivalent field experience.
• Over 5 years of experience managing design and construction projects.
• Proven experience delivering multiple concurrent projects across locations and representing an owner or client with external stakeholders.
• Ability to interpret construction documents, bids, and change orders, translating them into clear scope, cost, and risk assessments.
• Strong project financial management skills, including budgeting, contingency management, and change-order assessment.
• Proficiency in advanced Excel or Google Sheets is required.
• Practical experience in building and managing project plans using Monday, Jira, or a similar platform.
• Knowledge of permitting, codes, and inspections across various jurisdictions.
• Excellent communication skills; strong organizational skills and attention to detail; ability to lead meetings and hold peers and partners accountable without direct authority.
• Capacity to work independently in a fast-paced, multi-site environment with changing priorities.
• Proficient in Microsoft Office, Google Workspace, and virtual meeting platforms.
• Willingness to travel approximately 25–50% of the time.
• Preferred: Experience in healthcare, pharmacy, lab, or industrial build-outs; PMP, CCM, or equivalent certification; familiarity with Bluebeam, AutoCAD or Revit viewers, Procore, Zip, Ramp, or Confluence.
