This is a fully remote position, open to applicants in Tennessee.
• Formulate and implement investment and portfolio strategies that align with BSRO's long-term network expansion, financial, and enterprise goals.
• Oversee small to mid-sized corporate retail acquisitions and portfolio real estate transactions from assessment and underwriting through to closing and store conversion/integration.
• Direct financial assessment and underwriting processes, which include valuation, financial modeling, capital needs, return analysis, and investment suggestions.
• Manage real estate and business due diligence alongside regulatory approvals for acquisition prospects.
• Structure and negotiate intricate transactions that involve multiple locations, sellers, landlords, and counterparties.
• Create investment cases and recommendations for senior management.
• Coordinate cross-functional execution with Operations, Finance, Legal, Construction, Accounting, IT, Marketing, and other stakeholders.
• Oversee post-acquisition real estate conversion and integration planning.
• Formulate strategic portfolio recommendations based on market strategy, store performance, financial returns, operational requirements, portfolio risk, and growth objectives.
• Identify and assess relocations, consolidations, dispositions, portfolio restructures, and other actions to enhance the network.
• Analyze portfolio and multi-site opportunities that expedite network growth and secure premium real estate.
• Collaborate with Asset Management, Real Estate Development, and Market Research and Strategy.
• Provide strategic insights regarding capital allocation.
• Establish governance, reporting, and risk-management frameworks.
• Build and maintain relationships with REITs, property owners, developers, brokers, business proprietors, investors, and industry partners.
• Assess alternative transaction structures, including selective joint ventures.
• Act as the real estate subject matter expert for complex, strategic, and confidential opportunities.
• Lead assigned resources and cross-functional project teams.
• At least 10 years of progressively responsible experience in retail real estate, corporate development, M&A, finance, or related disciplines.
• Bachelor's degree in business, finance, real estate, law, or a related area.
• Significant experience in evaluating and executing complex real estate, portfolio, or M&A transactions.
• Strong financial and investment insight, including valuation, financial modeling, capital analysis, and investment return metrics.
• Proven capability to lead complex transactions and cross-functional initiatives from evaluation through to execution.
• Excellent negotiation, decision-making, and problem-solving abilities.
• In-depth knowledge of leases, purchase agreements, asset purchase agreements, due diligence materials, and other real estate and transaction documents.
• Outstanding verbal, written, and executive presentation capabilities.
• High proficiency in Microsoft Word, Excel, PowerPoint, and real estate technology platforms.
• Must complete Form I-9 Employment Eligibility Verification at the start of employment if hired.
