This is a fully remote position, open to applicants in United States.
β’ Lead the annual market planning process by identifying and prioritizing target markets and trade areas.
β’ Take ownership of delivering on annual growth commitments, which include new studio openings, relocations, and portfolio optimization.
β’ Develop and sustain a data-driven site selection framework utilizing demographic, lifestyle, and competitive analyses.
β’ Present market strategies, growth pipelines, and portfolio performance metrics to executive leadership.
β’ Navigate pro formas, studio-level financials, and financial terms to assess deal trade-offs.
β’ Oversee the complete management of a 213-studio portfolio, assessing location performance and lease positions.
β’ Direct the lease renewal strategy and negotiations across the entire portfolio.
β’ Identify opportunities for studio relocations and closures, executing them effectively.
β’ Create standardized templates and playbooks for Letters of Intent (LOIs), leases, and market plans.
β’ Act as the quarterback for new deals from site identification and underwriting through to lease execution, construction, and grand opening.
β’ Negotiate letters of intent and lease agreements with landlords and brokers.
β’ Collaborate with Design and Construction to ensure sites are delivered on time, within budget, and aligned with the CorePower Yoga brand.
β’ Manage relationships with external brokers and landlords to foster positive collaborations.
β’ Lead, mentor, and develop a team of three direct reports.
β’ Enhance team capabilities in market analysis, deal negotiation, and portfolio management.
β’ 7β10 years of experience in real estate within a multi-unit, multi-location retail, restaurant, or fitness brand.
β’ Proven experience managing a large studio/store portfolio, including lease renewals, relocations, and closures.
β’ Demonstrated success in leading site selection and market planning for a growing brand.
β’ Strong lease negotiation skills, with direct interactions with landlords and brokers.
β’ Highly analytical, capable of gathering, synthesizing, and presenting complex data to executive leadership.
β’ Experience in managing and developing a team, showcasing strong people-leadership abilities.
β’ Excellent storytelling and communication skills β adept at bringing the CorePower Yoga brand and its benefits to life for external partners.
β’ Comfortable working cross-functionally with Design, Construction, Finance, and Operations teams.
β’ A Bachelor's degree is required.
β’ Willingness and ability to travel approximately 40% of the time.
