
Director, Distribution Center Maintenance β Asset Reliability

This is a fully remote position, open to applicants in Virginia.
β’ Formulate and implement the enterprise maintenance and asset reliability strategy for the distribution network.
β’ Create and oversee preventive, predictive, and corrective maintenance programs for building systems, material handling equipment, rolling stock, racking, HVAC, and other facility infrastructure.
β’ Track reliability and maintenance performance utilizing KPIs, analytics, root cause analysis, and continuous improvement initiatives.
β’ Ensure efficient use and management of CMMS, maintenance systems, asset management processes, and reporting tools.
β’ Lead and nurture Regional Maintenance Managers and support staff.
β’ Provide functional leadership to Distribution Center Maintenance Managers through a matrix reporting structure.
β’ Set maintenance organizational standards, staffing models, role leveling criteria, competency requirements, and workforce development strategies.
β’ Collaborate with Distribution Center leadership to ensure maintenance teams are adequately staffed and capable.
β’ Direct maintenance-related capital planning and long-term asset replacement strategies.
β’ Oversee the planning, design, construction, startup, expansion, and commissioning of new distribution centers and significant capital improvement projects.
β’ Manage capital project execution, including scope development, budgeting, scheduling, contractor management, commissioning, project closeout, and financial reporting.
β’ Assess facility and equipment performance and recommend upgrades, modernization initiatives, automation investments, and infrastructure enhancements.
β’ Ensure maintenance programs comply with OSHA, environmental, fire protection, hazardous materials, and other relevant regulatory requirements.
β’ Collaborate with Safety and Operations leadership to foster safety, risk reduction, and regulatory compliance.
β’ Build relationships with contractors, equipment manufacturers, service providers, and consultants.
β’ Define service expectations, assess vendor performance, and negotiate maintenance service agreements and contracts with Procurement partners.
β’ Act as the primary maintenance advisor to Distribution Center, Supply Chain, and Engineering leadership.
β’ Provide maintenance and capital expenditure reporting, performance analysis, forecasting, and recommendations to senior leadership.
β’ Collaborate with Asset Reliability Analysts on financial stewardship, project tracking, and performance measurement.
β’ Bachelor's degree in Engineering, Facilities Management, Supply Chain, Business Administration, or a related field; equivalent combinations of education and relevant experience will be considered.
β’ Over 10 years of progressive experience in maintenance, facilities, asset reliability, or engineering leadership within a distribution, logistics, manufacturing, or highly automated operational context.
β’ At least 5 years of leadership experience managing multi-site maintenance operations or support functions.
β’ Experience in leading capital planning, asset replacement programs, and facility improvement initiatives.
β’ Comprehensive knowledge of maintenance best practices, asset management principles, safety regulations, and facility systems.
β’ Proficient in utilizing CMMS, maintenance management systems, and performance analytics tools.
β’ Proven ability to influence and lead within a matrix organizational structure.
β’ Strong business acumen, project management, communication, and leadership abilities.
β’ Experience in supporting highly automated distribution or fulfillment operations.
β’ Professional certifications such as Certified Maintenance & Reliability Professional (CMRP), Certified Plant Maintenance Manager (CPMM), Project Management Professional (PMP), Lean Six Sigma, or similar credentials.
β’ Familiarity with reliability-centered maintenance, predictive maintenance technologies, and asset lifecycle management programs.
β’ Experience in leading major distribution center construction, expansion, or automation projects.
