This is a fully remote position, open to applicants in Texas.
• Identify, assess, and deliver new data center locations throughout the United States.
• Work collaboratively with both internal and external teams on opportunities for site selection, including the provisioning of utilities such as power, water, and fiber.
• Assist in negotiations and agreements with local governments, economic development agencies, and property owners.
• Lead efforts in site acquisition, encompassing market analysis, site sourcing, due diligence, and execution of transactions.
• Assess sites based on criteria including power availability, connectivity, zoning, permitting, and other essential development factors.
• Establish and nurture relationships with brokers, utility companies, landowners, and local government entities.
• Oversee due diligence and entitlement procedures, which include environmental studies, title reviews, and permitting processes.
• Collaborate with strategy, engineering, finance, and legal teams.
• Create business cases and investment memos for site acquisitions and strategic growth initiatives.
• Monitor and report on pipeline progress, milestones, and challenges to leadership.
• Foster process improvements to enhance the efficiency and scalability of site evaluation and development.
• Execute other job-related tasks as assigned by management.
• Bachelor’s degree in Business, Real Estate, Engineering, or a related field.
• 7+ years of experience in real estate development, site acquisition, or infrastructure project management, preferably within data centers, energy, or industrial development.
• Solid understanding of land development principles, utility management, permitting, and entitlement processes.
• Strong analytical and negotiation capabilities; adept at evaluating complex site and transaction data.
• Demonstrated ability to manage multiple projects concurrently and collaborate across functions in a dynamic environment.
• Entrepreneurial mindset — proactive, resourceful, and comfortable taking ownership of outcomes from start to finish.
• Outstanding communication and relationship management abilities.
• Willingness to travel as required to engage with clients and stakeholders (up to 50% of the time).
