This is a fully remote position, open to applicants in United States.
• Take full ownership of each site from the initial control phase to the delivery of construction-ready parcels.
• Develop and oversee schedules, budgets, milestones, and critical-path activities for projects.
• Coordinate various workstreams to advance sites towards construction readiness.
• Recognize risks related to entitlement, permitting, infrastructure, costs, and schedules, while creating mitigation strategies.
• Provide a well-defined, funded scope to Preconstruction and facilitate the transition of approved projects into the Construction phase.
• Spearhead site-plan approvals, zoning, entitlements, and permitting processes.
• Collaborate with planning departments, local jurisdictions, and regulatory agencies.
• Design, plan, and implement off-site infrastructure projects, including water/wastewater extensions, roadway improvements, and fiber pathways.
• Oversee civil site development activities, focusing on grading, stormwater management, drainage/detention systems, utility corridors, and phased earthwork.
• Acquire easements and rights-of-way while assisting in electric interconnection applications.
• Lead negotiations for commercial contracts with utilities, contractors, vendors, and agencies.
• Negotiate economic development and tax incentive agreements, managing the corresponding applications.
• Construct and maintain cost models at the development stage, overseeing budget tracking, invoices, and change management.
• Manage relationships with civil engineers, environmental consultants, surveyors, land-use advisors, and other external collaborators.
• Assist with environmental, geotechnical, survey/ALTA, and title due diligence efforts.
• Advocate for EHS and sustainability goals, integrating water stewardship and habitat considerations into development plans.
• Collaborate with Operations on development decisions that impact operability, serviceability, and long-term sustainability.
• A minimum of 7 years of experience in land/site development, entitlements, civil infrastructure delivery, or front-end construction for large capital projects.
• Background in data center, industrial, energy, logistics, master-planned development, or related fields.
• Proven track record of managing entitlement and permitting campaigns through public approval processes.
• Experience in overseeing external consultants, including civil engineering, environmental, surveying, and other relevant development partners.
• Proficiency in developing and managing budgets, schedules, cost models, and project risks during the development stage.
• A Bachelor's degree in engineering, construction, real estate development, planning, or a related field, or equivalent professional experience.
