This is a fully remote position, open to applicants in New Mexico.
• Deliver cost management services throughout the entire project lifecycle for commercial real estate construction initiatives across the United States.
• Guide clients on procurement strategies and oversee the vendor prequalification process.
• Evaluate proposals, bids, and bid leveling documents; provide final recommendations to clients.
• Participate in and lead bid interviews while managing the vendor appointment process.
• Create and oversee project estimates that encompass construction, fees, direct work, and various costs.
• Review estimates prepared by junior team members and present estimates, value engineering suggestions, and risk assessments to clients.
• Engage with vendors to review, validate, and scrutinize costs.
• Utilize data from other projects to benchmark estimates.
• Set up cost reporting schedules and review as well as present cost reports and forecasts.
• Analyze project budgets and spending forecasts with clients.
• Develop and maintain commercial risk registers.
• Conduct regular meetings with project teams and vendors.
• Assess payment application submissions and recommend contractor entitlements.
• Evaluate vendor change order requests and provide recommendations to clients.
• Implement dispute prevention, management, and resolution strategies for payment requisitions, change orders, and contractual disputes.
• Oversee and track invoicing processes.
• Compare performance against successful commissions.
• Manage final accounting, post-contract audits, and account closeouts.
• Carry out post-contract client reviews, document lessons learned, and create training materials.
• Establish project handover procedures.
• Fulfill SOX control responsibilities when applicable.
• Bachelor's degree in construction management, cost management, quantity surveying, engineering, or a related construction field.
• 3–5 years of pertinent experience in a cost management role within the construction industry.
• RICS accreditation or progress towards it is preferred.
• Experience in supporting cost management for medium to large-sized construction projects.
• Strong preference for candidates with construction consultancy experience.
• Solid understanding of construction industry technical aspects, including procurement routes, value management, and value engineering.
• Excellent communication, analytical, and stakeholder management abilities.
• Capability to work independently as well as collaboratively within a multidisciplinary project team.
• Proficient in bid analysis sheets, change control forms, cost estimating software, and take-off software.
• Ability to comply with SOX control responsibilities where applicable.
