This is a fully remote position, open to applicants in United States.
β’ Take charge of the complete lifecycle of new store constructions, tenant enhancements, and renovations from pre-construction to punch list and project closeout.
β’ Manage project budgets, forecasts, and cost tracking from start to finish.
β’ Solicit, evaluate, and award bids while negotiating contracts with general contractors, subcontractors, and vendors.
β’ Act as the primary owner's representative on-site and in all project-related communications.
β’ Collaborate with teams in Real Estate, Store Operations, Visual Merchandising, IT, and Finance.
β’ Supervise commercial kitchen buildouts, including hood systems, ventilation, gas, plumbing, and equipment connections.
β’ Handle permitting, inspections, and processes for obtaining certificates of occupancy.
β’ Provide regular budget and forecast reports, variance analyses, and corrective action plans to leadership.
β’ Maintain comprehensive project documentation, including RFIs, submittals, change orders, lien waivers, and closeout packages.
β’ Prepare and submit landlord closeout packages for TIA reimbursement.
β’ Proactively identify and mitigate risks before they impact timelines or costs.
β’ Establish relationships with general contractors and subcontractors across East Coast markets.
β’ Develop a cadence for forecasting and reporting to leadership.
β’ Report directly to the Senior Manager of Construction.
β’ 5β7+ years of experience in construction project management or project engineering within commercial retail, restaurant, or grocery sectors.
β’ Candidates must be located in the Midwest or East Coast.
β’ Proven track record of independently managing new store builds ranging from $50K to $2.5M+ with full budget responsibility.
β’ History of increasing project responsibilities and effective management of project teams.
β’ Strong expertise in construction budgeting and financial forecasting.
β’ Direct experience with commercial kitchen construction, including hood systems, grease interceptors, gas lines, and coordination with health departments.
β’ Ability to read and interpret construction drawings, specifications, and MEP documents proficiently.
β’ Established experience in managing general contractor/subcontractor relationships, contract negotiations, and change order reviews with minimal oversight.
β’ Familiarity with building codes, ADA compliance, and permitting processes across various jurisdictions.
β’ Proficient in using AI tools for budget and forecast reporting, variance analysis, and project documentation.
β’ Strong organizational skills to manage multiple geographically dispersed projects simultaneously.
β’ Willingness to travel to project sites 20β50% based on active project load.
β’ Proficient in Microsoft Office and project management software such as Procore or BuildingConnected.
β’ Advanced Excel skills for budget modeling and forecasting.
