Community Mortgage Loan Officer

This is a fully remote position, open to applicants in South Carolina.

📋 Description

• Identify, cultivate, and sustain a robust network of community-based organizations, Realtors, and local/state government agencies to serve as mortgage referral sources.

• Process residential mortgage loan applications and convey underwriting decisions, offers, and counteroffers.

• Enhance mortgage loan volume for CRA, low- and moderate-income, multicultural, and first-time homebuyer demographics.

• Investigate organizations and agencies that assist low- and moderate-income individuals and communities.

• Build relationships with nonprofit organizations, realtors, housing offices, and affordable housing entities.

• Represent the bank at housing seminars, financial literacy events, affordable housing conferences, and community outreach programs.

• Clarify mortgage products and services, propose solutions, communicate loan terms, and finalize sales.

• Promote additional Company products and services as appropriate.

• Assist customers throughout the mortgage application process, providing necessary disclosures and documentation.

• Manage customer expectations regarding processing times and closing dates.

• Maintain communication with customers, underwriters, processors, realtors, and closing agents to ensure timely application processing.

• Coordinate requests for additional information and problem-solving; attend closings when necessary.

• Report progress toward objectives to management and seek assistance when required.

• Originate residential mortgage loans in accordance with policies, procedures, and legal/regulatory guidelines.

• Communicate loan decisions and forward materials to processing and underwriting teams.

• Stay informed about local real estate market trends, mortgage policies, procedures, rules, and regulations.

• Maintain and expand referral-source networks while providing up-to-date mortgage product information.

• Input loan details into mortgage systems and create supporting documentation for underwriting, regulatory, and other needs.

• Submit applications and required information to underwriting.

• Bachelor’s degree or relevant work experience in addition to the required experience.

• 3+ years of related experience.

• Expanding network of external contacts to generate quality referral business.

• Self-motivated, with the capability to plan personal activities to meet sales targets.

• Exceptional time management abilities.

• Proficient in PC skills, including knowledge of mortgage origination and automated underwriting systems.

• Must maintain active registration with NMLS (Nationwide Mortgage Licensing System and Registry).

• Established connections with community-based organizations, municipalities, and agencies focusing on affordable housing and first-time homebuyer education.

• Proven sales capabilities.

• Comprehensive understanding of the mortgage industry, products, lending practices, and regulatory guidelines.

• Minimum target annual loan originations of 48 LMI/multicultural units.

• Must be eligible for employment with a covered financial institution under Regulation Z.

• Must qualify for registration as a registered mortgage loan originator with NMLS under the SAFE Act.

• Satisfactory criminal background check and credit report evaluation.

• Occasional domestic travel required.

• Ability to perform sedentary work, manage multiple tasks, operate standard office equipment, concentrate for extended periods, comprehend instructions, and execute basic arithmetic.
