This is a fully remote position, open to applicants in Texas.
• Drive new business initiatives and enhance the presence of MCS / Shine Scapes exterior services within the Texas market.
• Create and implement a sales strategy tailored to uncover new opportunities in exterior services.
• Identify and cultivate relationships with multi-site retail, restaurant, convenience store, commercial, and other local target clients.
• Establish a local network of contacts in facility management, construction, real estate, procurement, and operations.
• Engage in in-person prospecting, client meetings, property visits, networking events, and industry gatherings across the assigned territory.
• Recognize opportunities for recurring landscape maintenance, exterior maintenance, parking lot services, seasonal services, and exterior projects.
• Progress opportunities from prospecting through qualification, solution formulation, proposal submission, negotiation, and closure.
• Maintain a qualified sales pipeline to meet new business booking and revenue goals.
• Conduct site evaluations and property assessments alongside Operations.
• Collaborate with Exterior Operations and Service Partner Management to ensure market coverage, provider capacity, pricing, scope requirements, and operational readiness.
• Create and present proposals that communicate capabilities, service delivery models, value propositions, pricing, and implementation strategies.
• Follow up with prospects and establish the next steps for active opportunities.
• Utilize CRM and company sales processes to ensure accurate tracking of opportunities and pipeline data.
• Monitor market trends, competitive activities, customer needs, and emerging opportunities in the Texas exterior services sector.
• Foster strategic relationships with property managers, facility managers, regional operators, general contractors, developers, and referral contacts.
• Work collaboratively with leadership and Operations to transition awarded business through implementation and ongoing service delivery.
• Stay engaged during the initial implementation phase to align client expectations with Operations.
• Nurture newly acquired client relationships to uncover additional locations, services, projects, and expansion possibilities.
• Perform additional job-related tasks as assigned.
• A four-year degree or comparable work experience in a similar field.
• 3+ years of proven success in B2B sales or business development is preferred.
• Experience in selling commercial landscape, snow, exterior maintenance, facility services, or related sectors is strongly preferred.
• Familiarity with selling to multi-site retail, restaurant, convenience store, commercial property, or facility management organizations is preferred.
• Existing connections within the Texas facilities, property management, construction, or commercial real estate markets are advantageous.
• Proven track record in business development through direct prospecting and relationship building.
• Strong skills in new business development and prospecting.
• Demonstrated ability to build relationships and open new accounts.
• Solid understanding of solution-based selling techniques.
• Excellent communication and interpersonal skills with clients.
• Capability to independently manage a designated sales territory.
• Strong negotiation and closing abilities.
• Proficient in understanding scopes of work, pricing, contracts, and implementation requirements.
• Strong organizational and planning capabilities.
• Results-oriented mindset with a proven accountability for achieving sales targets.
• Ability to collaborate effectively with Operations and other internal departments.
• Strong written and verbal presentation skills.
• Capacity to identify client needs and translate them into actionable service solutions.
• Financial acumen with knowledge of revenue, pricing, and gross margin.
• Ability to manage multiple opportunities and priorities simultaneously.
• Proficient in CRM platforms, Microsoft Excel, PowerPoint, Word, email, and other relevant business applications.
• Ability to stand, move, operate hands and arms, and occasionally lift up to 15 pounds.
• Ability to use hands for operating or feeling objects, tools, or controls; communicating; distinguishing or identifying; adjusting or focusing.
