This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Lead the technical due diligence process for potential data center locations, focusing on power, land, utilities, entitlements, environmental factors, geotechnical aspects, and civil limitations.

• Establish investigation priorities and ensure that findings address the inquiries of the transaction team.

• Oversee the review of developer budgets, pricing for long-lead equipment, and reimbursable cost documentation.

• Manage the assessment of developer schedules, including critical path analysis, sequencing, long-lead equipment timelines, and utility milestones.

• Take ownership of the risk assessment for each site; evaluate findings, assign responsibilities and next steps, quantify risks, and ensure effective mitigation strategies are implemented.

• Differentiate verified evidence from developer claims and convey confidence levels accurately.

• Elevate significant findings with potential impacts and suggested alternatives.

• Act as the primary point of contact for clients throughout the transaction cycle.

• Summarize findings for decision-makers and offer technical insights for term sheet and lease negotiations.

• Define, oversee, and manage third-party consultants while ensuring the quality of deliverables.

• Coordinate day-to-day interactions among internal teams, developers, and client representatives.

• Maintain a comprehensive record of diligence status, outstanding items, decisions made, and risks identified.

• Generate lease-execution handover documentation and facilitate the transition of sites to the delivery team.

• Develop standardized diligence methodologies, checklists, and templates as deal volume increases.

• Comply with relevant SOX control responsibilities.


⛳️ Requirements

• At least 10 years of pertinent experience.

• Experience in data center development, mission-critical facilities, or complex technical and hyperscale buildings.

• Working knowledge of data centers, including power systems, cooling technologies, and long-lead equipment.

• Capability to analyze developer cost and schedule submissions, identifying critical path risks.

• In-depth understanding of program and risk management methodologies and best practices.

• Proven track record of managing multiple projects simultaneously, prioritizing with limited information, and making informed decisions.

• A proactive self-starter who adapts swiftly to changing circumstances.

• Ability to read, comprehend, and convey contract requirements, construction drawings, and specifications.

• Skill in interpreting construction methodologies.

• Exceptional written and verbal communication abilities, including the capacity to concisely brief senior stakeholders.

• Proficiency in technology, including MS Office Suite and Google Workspace.

• Understanding of and adherence to site HSSE policies.

• A degree is not a prerequisite.
