This is a fully remote position, open to applicants in United States.
• Take charge of budgeting, reforecasting, and executing business plans for a designated portfolio of manufactured housing communities.
• Oversee and enhance asset-level performance through rental rate strategies, occupancy management, home sales and inventory, expense oversight, capital expenditure planning, and net operating income growth in alignment with underwriting.
• Create and deliver investor reports, budget packages, and performance evaluations for institutional joint venture partners.
• Collaborate with operations, revenue, and field teams to identify areas of underperformance and implement corrective action plans.
• Assess and underwrite capital projects, home purchase initiatives, and community-level investments; monitor returns against established plans.
• Assist with valuations, lender reporting, and adherence to joint venture agreement stipulations, including budget approvals and fee arrangements.
• Develop and sustain financial models and analyses utilized by leadership and capital partners.
• Conduct on-site visits and market assessments.
• Work closely with the Director of Asset Management and senior leadership.
• 3-7 years of experience in asset management, acquisitions, portfolio management, financial planning and analysis (FP&A), or investment analysis within the real estate sector.
• Preference for candidates with experience in manufactured housing, multifamily, or other residential sectors.
• Proficient in advanced Excel and financial modeling; capable of building, auditing, and defending models from scratch.
• Strong understanding of real estate finance principles, including net operating income drivers, return metrics, waterfall and fee structures, and budget-to-actual analysis.
• Experience working with or reporting to institutional capital partners is highly advantageous.
• Outstanding attention to detail and a commitment to intellectual honesty.
• A proactive approach with a sense of ownership and effective communication skills.
• Comfortable providing constructive feedback across various functions and levels.
• Bachelor's degree in finance, real estate, accounting, economics, or a related discipline.
• Experience in manufactured housing communities.
• Familiarity with joint venture structures, limited partnership agreements, or fund reporting.
• Experience with FP&A platforms like Datarails or similar tools, as well as business intelligence (BI) software.
• Proven history of improving performance at underperforming assets.
