This is a fully remote position, open to applicants in Louisiana, +2 more states.
• Assist in managing land use entitlements, zoning approvals, and building permits for construction and development initiatives.
• Prepare and submit applications for permits related to land use, zoning, building, and environmental approvals.
• Collaborate with government entities, planning departments, and regulatory agencies throughout the permitting process.
• Monitor permit applications, approval timelines, and compliance mandates.
• Conduct research on zoning regulations, building codes, and land use policies.
• Prepare reports and documentation for permit submissions.
• Aid in due diligence efforts concerning site feasibility and regulatory constraints.
• Coordinate with technical consultants, including surveyors, engineers, environmental experts, and land use attorneys.
• Keep track of project schedules and notify team members of any permitting delays or issues.
• Maintain organized documentation of permit applications, approvals, correspondence, and compliance records.
• Participate in meetings with regulatory agencies and stakeholders.
• Assist in creating presentations for planning boards and public hearings.
• Support the development of permitting strategies and timelines.
• Build strong relationships with local officials and regulatory contacts.

• A minimum of 4-7 years of experience in development, permitting, land use planning, or a related field.
• Fundamental understanding of land use regulations, zoning codes, and building permit processes.
• Strong organizational capabilities with the ability to manage multiple permit applications and deadlines.
• Exceptional written and verbal communication skills.
• Capability to read and interpret site plans, zoning maps, and basic architectural drawings.
• Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).
• High attention to detail and accuracy in documentation preparation.
• Ability to work effectively within a collaborative team environment.
• Eagerness to learn and develop expertise in regulatory processes.
• No visa sponsorship available; candidates must be authorized to work in the United States without sponsorship.
• Bachelor's degree in Urban Planning, Public Administration, Environmental Studies, Construction Management, or a related field (preferred).
• Experience in commercial real estate development or data center projects (preferred).
• Familiarity with environmental permitting requirements, including wetlands, stormwater, and air quality (preferred).
• Basic understanding of entitlement processes, including rezoning and special use permits (preferred).
• Experience in coordinating with government agencies and consultants (preferred).
• Understanding of site development processes and construction documentation (preferred).
• Exposure to public engagement processes and community meetings (preferred).
• Familiarity with permit tracking software or project management tools (preferred).
• Knowledge of sustainable development practices and green building standards (preferred).
• Basic understanding of CEQA, NEPA, or other environmental review processes (preferred).
