This is a fully remote position, open to applicants in Philippines.
• Assist with daily operations and accounting tasks for both new and existing leased properties.
• Analyze and interpret lease agreements and purchase contracts to determine necessary actions.
• Calculate and communicate rent adjustments and prorations to landlords.
• Upload lease, legal, rent bill, and payment documents into Sage Intacct, ensuring data abstraction is accurate.
• Review annual CAM reconciliations along with supporting documents, address queries with landlords, and update recurring bills.
• Process monthly rent payments via the Wells Fargo CEO ACH portal.
• Monitor, secure approval for, and handle online property tax payments.
• Identify and communicate any changes impacting lease accounting.
• Maintain regular communication with landlords through phone and email.
• Carry out general accounting tasks as assigned.
• Prepare monthly accruals for rent, CAM, property taxes, and related expenses.
• Generate monthly balance sheet reconciliations.
• Conduct rent trending analyses, identify potential issues, and clarify monthly variances.
• Prepare schedules for audit support and respond to audit inquiries.
• Report to the Associate Director of Property Accounting.
• Adapt to evolving business demands, changes, and reassignments.
• Bachelor's degree in Accounting, Finance, or a related discipline.
• A minimum of 2–4 years of pertinent accounting experience, ideally in property accounting, lease accounting, real estate accounting, or general accounting.
• Strong comprehension of lease administration, rent escalations, prorations, CAM reconciliations, and property tax processes.
• Experience with month-end closing procedures, including accruals, balance sheet reconciliations, variance analysis, and audit support.
• Competence in reading and accurately interpreting lease contracts, legal documents, and purchase agreements.
• Familiarity with accounting software and lease/property management systems such as Sage Intacct or similar platforms.
• Preference for experience with ACH payment processing, banking portals, and online payment solutions.
• Excellent analytical and problem-solving abilities, capable of identifying discrepancies and suggesting corrective actions.
• High level of accuracy and meticulous attention to detail in financial processing and document review.
• Strong written and verbal communication skills, with the ability to collaborate effectively with landlords and internal stakeholders.
• Proficiency in Microsoft Excel and Microsoft Office applications.
• Strong organizational and time management skills, capable of handling multiple priorities and deadlines.
• Ability to work both independently and collaboratively in a dynamic, fast-paced environment.
• Flexible and willing to assume additional responsibilities as business needs change.
• Experience in property, lease, or real estate accounting.
• Exposure to multi-site or leased-location environments.
• Familiarity with audit preparation and support processes.
• Experience coordinating with external landlords, vendors, or property-related stakeholders.
