This is a fully remote position, open to applicants in Texas.
• Oversee commercial negotiations with hyperscale, neocloud, enterprise, and AI infrastructure clients seeking powered land, powered shell, and build-to-suit data center solutions.
• Act as the main point of contact during customer acquisition and site development processes.
• Comprehend customer technical and operational needs, including power capacity, delivery timelines, campus expansion, cooling requirements, fiber connectivity, and sustainability goals.
• Collaborate with development, engineering, and legal teams to formulate tailored commercial proposals and development strategies.
• Organize customer due diligence, site tours, executive presentations, and management meetings.
• Spearhead negotiations and facilitate the execution of reservation, development, build-to-suit, powered shell, land acquisition, and ground lease contracts.
• Oversee customer relationships throughout the entire development lifecycle.
• Identify and assess emerging data center markets based on power availability, generation prospects, demand, interconnection possibilities, regulations, and incentives.
• Foster relationships with cloud service providers, AI infrastructure firms, enterprise clients, colocation operators, utilities, and economic development agencies.
• Convert future capacity needs into development opportunities and assist with site acquisition and market entry strategies.
• Build and sustain a pipeline of customer prospects and strategic growth initiatives.
• Represent Hanwha Data Centers at conferences, customer engagements, trade associations, and partner interactions.
• Establish connections with municipalities, utilities, developers, brokers, contractors, and economic development organizations.
• Negotiate strategic alliances and assess joint venture, co-development, and strategic partnership opportunities.
• Work with internal stakeholders to create partnership frameworks that expedite project execution and promote customer growth.
• Perform additional job-related tasks as assigned by management.
• Bachelor's degree in Business, Real Estate, Marketing, Engineering, Finance, Economics, or a related discipline.
• 7+ years of experience in business development, sales, account management, commercial development, real estate development, energy infrastructure, or data center development.
• Proven track record in leading customer-facing commercial negotiations and contract implementation.
• Strong knowledge of data center development, power infrastructure, site selection, or commercial real estate transactions.
• Demonstrated ability to cultivate and manage relationships at the executive level.
• Outstanding communication, presentation, and negotiation abilities.
• Experience with complex transactions involving multiple stakeholders and lengthy sales cycles.
• Willingness to travel as necessary for customer meetings, site visits, and industry events.
• Preferred: Experience with hyperscale cloud providers, AI infrastructure companies, colocation firms, or large enterprise clients.
• Preferred: Understanding of power generation, utility interconnections, renewable energy, or large-scale infrastructure projects.
• Preferred: Experience in negotiating development contracts, land acquisitions, lease agreements, or build-to-suit contracts.
• Preferred: Familiarity with emerging AI and high-density data center infrastructure needs.
• MBA or advanced degree is preferred.
