This is a fully remote position, open to applicants in United States.
β’ Manage title-only files autonomously through examination and curative processes.
β’ Review county records, search packages, tax certificates, assessor reports, attorney title opinions, surveys, and property records.
β’ Conduct and assess searches across county, DataTrace, PACER, Patriot/OFAC, LexisNexis, and related platforms.
β’ Analyze title commitments and attorney title opinions to pinpoint issues that need resolution.
β’ Collaborate with consumers, creditors, attorneys, underwriters, and vendors to resolve title complications.
β’ Revise title commitments by updating requirements and exceptions as issues are addressed.
β’ Interpret waiver requests from buyers and lenders, preparing pro forma title policies or annotated commitments.
β’ Draft or coordinate legal documents such as deeds, affidavits, escrow agreements, and others where authorized.
β’ Assess county GIS overlays and satellite imagery to determine possible survey requirements.
β’ Review and validate complex supporting documents, including surveys, divorce decrees, trusts, probate records, bankruptcies, death certificates, entity documents, and court dockets.
β’ Create and modify Insured Closing Protection Letters and calculate title insurance premiums and invoices.
β’ Input clearance-related charges into settlement statements.
β’ Engage with transaction parties via phone and email, including supporting the general phone line.
β’ Ensure all outstanding matters are resolved before or during closing.
β’ Adhere to turnaround times, service standards, and quality metrics that are monitored and reported weekly.
β’ Minimum of eight years of title examination and curative experience within a title operation.
β’ A bachelor's degree.
β’ Experience in search, examination, and curative processes supporting transactions on a national level.
β’ Significant expertise in one or more preferred markets: Maryland, Virginia, Washington, DC, Pennsylvania, Ohio, Michigan, Minnesota, Missouri, or New Jersey.
β’ Comprehensive understanding of title search, examination, curative, and clearance practices.
β’ Familiarity with ALTA title insurance forms, endorsements, issuing guidelines, metes-and-bounds legal descriptions, and standard mortgage loan documents.
β’ Competence in editing deeds, affidavits, indemnity agreements, and related documents.
β’ Proficient with DataTrace, PACER, LexisNexis, Slack, and other relevant search and examination tools.
β’ Outstanding attention to detail and sound judgment in resolving complex title challenges.
β’ Strong written and verbal communication abilities.
β’ Capacity to manage multiple files and meet competing deadlines.
