This is a fully remote position, open to applicants in California.
β’ Title Examination β Evaluate, analyze, and interpret public records, title reports, legal descriptions, maps, liens, encumbrances, and chain of title for accuracy and insurability.
β’ Risk Assessment β Identify potential title defects, evaluate underwriting risks, and propose appropriate requirements, exceptions, or endorsements.
β’ Issue Resolution β Address complex curative issues including probate, trust transfers, entity documentation, easements, boundary disputes, and vesting discrepancies.
β’ Underwriting Support β Work in conjunction with title underwriters to secure approvals for non-standard coverage, high-liability transactions, or unique property situations.
β’ Client Advisory β Offer expert advice to escrow officers, attorneys, lenders, brokers, and clients regarding title requirements, exceptions, and impacts on closing.
β’ Quality Control β Ensure precision and compliance with California state regulations, company policies, and underwriting standards.
β’ Documentation & Reporting β Create clear and concise title commitments, amendments, and explanatory notes for both internal and external stakeholders.
β’ Training & Mentorship β Assist junior examiners and escrow staff through coaching, technical training, and the review of complex files.
β’ A minimum of 5 years of experience in Title, which includes title searching, abstracting, and understanding assessors and tract maps.
β’ Ability to analyze title history data derived from back plant searches.
β’ Must be detail-oriented, possess strong communication skills, and be tech-savvy.
