This is a fully remote position, open to applicants in Illinois.
• Oversee new build locations, cell site decommissioning, and relocations from the search ring to the completion of real estate.
• Supervise modification sites from the site audit phase to the completion of real estate.
• Participate in weekly meetings with internal teams and external vendors to assess progress and offer guidance on potential challenges.
• Conduct preliminary candidate searches and compile candidate information packages for leasing, permitting, viable land use, and constructability.
• Review contracts to enhance cost efficiency and identify opportunities for more advantageous customer terms.
• Confirm zoning and permitting processes in collaboration with jurisdictional personnel.
• Collaborate with municipalities and jurisdictions to optimize zoning and permitting processes.
• Prepare applications for zoning and permitting.
• Secure municipal, state, and/or county right-of-way land-use approvals.
• Prepare collocation applications and manage the collocation process until real estate completion.
• Coordinate surveys, environmental reports, structural analyses, regulatory reports, lease exhibits, and construction drawings.
• Support, document, and maintain project tasks and milestones in management tracking systems.
• Collaborate with legal teams and clients regarding lease terms and business approvals.
• Organize, schedule, and participate in site walks and design visits.
• Acquire landlord approval on construction drawings and zoning/permitting applications.
• Bachelor’s Degree in Urban Planning or a related field with a focus on land use or land planning.
• Must reside in Illinois.
• A minimum of 1 year of experience in a professional office environment.
• Proficient in Microsoft Outlook, including Word and Excel.
• Familiarity with GIS maps and codes; coursework with ArcGIS is acceptable.
• Understanding of real estate fundamentals.
• At least 1 year of zoning and permitting experience is preferred.
• Previous experience with leases for telecom new site builds, including co-applications and submissions, is preferred.
• Exceptional verbal and written communication skills.
• Experience working with jurisdictions or municipalities is desirable.
• Must adhere to a drug- and alcohol-free workplace, including marijuana.
