Senior Title Specialist

This is a fully remote position, open to applicants in United States.

📋 Description

• Conduct and evaluate intricate title searches, encompassing comprehensive chain-of-title investigations.

• Execute title searches utilizing online county records, title plants, public records, and local abstractor resources.

• Examine chains of title and prepare/review thorough title reports.

• Confirm ownership, encumbrances, legal descriptions, vesting, and all pertinent parties linked to the property.

• Assess and interpret deeds, deeds of trust, mortgages, liens, judgments, probate proceedings, easements, rights-of-way, plats, maps, and other title-relevant documents.

• Ensure all necessary documents are recognized, accurately attached, and organized in the correct sequence.

• Precisely summarize recorded documents, court proceedings, and other findings that impact title.

• Detect clouds on title, restrictions, adverse matters, interruptions in the chain, and other concerns that may influence property ownership, transfer, sale, or utilization.

• Investigate and resolve discrepancies or incomplete findings, managing searches returned for correction.

• Perform final quality assessments of title searches prior to completion and delivery.

⛳️ Requirements

• Over 9 years of professional title search/title examination experience within the United States.

• Significant hands-on experience in independently conducting and finalizing title searches.

• Experience in any U.S. state; multi-state title search experience is highly advantageous.

• In-depth understanding of chain of title, vesting, property ownership, encumbrances, and title search terminology.

• Extensive expertise in researching and interpreting deeds, mortgages, liens, judgments, probate records, easements, rights-of-way, plats, maps, and other recorded documents.

• Demonstrated capability to identify clouds or defects in title and ascertain the relevance of recorded documents to the subject property.

• Competence to work independently on complex title searches while upholding a high degree of accuracy and attention to detail.
