This is a fully remote position, open to applicants in California.
• Formulate and implement the organization's real estate strategy, encompassing portfolio planning, site selection, expansion, consolidation, and exit strategies that align with business growth and cost objectives.
• Spearhead site selection for new locations by collaborating with brokers, engaging in site visits, and assessing candidate properties against business criteria.
• Oversee the complete lifecycle of leasing activities, including new leases, renewals, rent reviews, subleases, and lease terminations.
• Supervise the acquisitions and disposals of owned properties, including conducting due diligence, valuation reviews, negotiations, and coordinating with legal counsel until closing.
• Act as the primary point of contact for landlord, tenant, and broker relationships, handling lease and property-related matters.
• Ensure compliance of properties with zoning laws, building codes, health and safety regulations, environmental standards, and lease covenants.
• Evaluate market trends, comparable transactions, and portfolio performance data to guide space planning, rent benchmarking, and investment decisions.
• Collaborate with Finance, Legal, HR, and Operations on space planning, allocation of occupancy costs, workplace strategy, and business continuity initiatives.
• Prepare and deliver business cases and strategic recommendations to senior leadership and, when applicable, the Board.
• Create and maintain lease abstracts, critical date trackers, and portfolio documentation.
• Analyze occupancy costs, service charges, and utility expenditures to identify potential savings.
• Cultivate relationships with local authorities, planning organizations, and utility providers for necessary permits, approvals, and site work.
• Assist in workplace change initiatives, including office relocations, fit-outs, and space utilization assessments.
• At least 5 years of experience in real estate development.
• Strong commercial and financial understanding, including lease economics and capital planning.
• Exceptional negotiation, contract management, and stakeholder engagement skills.
• Ability to think strategically while also tackling operational challenges hands-on.
• Proven project management abilities, with the capacity to handle multiple sites and priorities concurrently.
• Familiarity with real estate law, lease structures, and regulatory/compliance requirements.
• Insight into local and regional real estate markets, valuation techniques, and transaction frameworks.
• Knowledge of building codes, health and safety regulations, and standards for environmental compliance.
• Awareness of risk management principles, including insurance, liability, and disaster recovery planning as they relate to real estate.
• A bachelor's degree in business, finance, real estate, or a related field is preferred (or equivalent experience).
• For relevant roles and locations, proof of vaccination or a signed declination form for COVID-19 and influenza, along with adherence to masking requirements, infection control protocols, PPE requirements, and vaccination mandates.
• Authorization to work in the United States must be verified through Form I-9 and E-Verify.
