This is a fully remote position, open to applicants in United States.
• Conduct research and analyze both current and potential trade areas utilizing demographic tools, market data, and competitive assessments.
• Evaluate potential properties and offer insights and recommendations regarding real estate opportunities.
• Utilize analytics, local market expertise, broker connections, and cross-functional collaborations to enhance development strategy.
• Perform site visits, market tours, and property assessments alongside brokers and company leadership.
• Assist the Director and Senior Real Estate Managers in overseeing and progressing development projects.
• Monitor development workflows, timelines, and key milestone dates for Letters of Intent (LOIs), lease signings, design, and construction activities.
• Track lease execution targets to support objectives for new store openings.
• Create site packages and compile presentations for the Real Estate Committee's review and approval.
• Aid in the negotiation of LOIs, which includes deal economics, tenant improvement allowances, landlord work letters, and site-specific conditions.
• Collaborate with Real Estate, Design, Construction, Operations, Finance, and Support Center teams throughout the development process.
• Maintain reporting on the development pipeline, project tracking, and updates across functions.
• Provide insights and reports on site progress, lease activities, and pipeline performance.
• Engage with landlords, brokers, developers, and other external stakeholders.
• Cultivate and sustain professional relationships to identify and promote real estate opportunities.
• At least seven years of experience in commercial real estate, development, or a related field.
• Bachelor’s degree in Business, Real Estate, or a related discipline.
• General understanding of the real estate development process.
• Strong analytical and organizational abilities with the capacity to manage multiple projects concurrently.
• Proficient in Microsoft Office applications and cloud-based project management platforms such as Smartsheet.
• Excellent interpersonal, communication, and networking skills.
• Capability to work independently and efficiently within a cross-functional, team-oriented setting.
• Keen attention to detail and a commitment to delivering high-quality work.
• Willingness to travel up to 50% as business needs dictate.
• Experience in supporting retail, restaurant, or multi-unit development settings (Preferred).
• Familiarity with demographic analysis and real estate analytics tools (Preferred).
• Background in managing development pipeline reporting and project coordination (Preferred).
• Targeted bonus: 15%.
• Long Term Incentive (LTIP): $20,000 annually.
