Senior Property Manager

This is a fully remote position, open to applicants in South Africa.

📋 Description

• Oversee a designated portfolio of residential properties

• Serve as the primary contact for clients, directors, leaseholders, and residents

• Manage repairs, maintenance, and contractors from initiation to completion

• Develop budgets and track service-charge expenditures

• Review invoices and collaborate with accounts teams

• Organize and participate in board meetings, directors' meetings, and AGMs

• Address resident and leaseholder inquiries and complaints with professionalism

• Coordinate property inspections and follow up on maintenance concerns

• Assist with insurance claims and renewals

• Support major works, including obtaining quotations, managing contractors, and communicating with residents

• Facilitate Section 20 consultation processes

• Ensure property compliance, conduct risk assessments, and uphold health and safety standards

• Maintain accurate property records and ensure that actions are implemented

• Escalate legal, technical, financial, or safety issues when expert advice is necessary

⛳️ Requirements

• Minimum of 3 years' experience in residential block or leasehold property management

• Comprehensive knowledge of residential leases and service charges

• Hands-on experience with Section 20 consultation

• Proven experience in managing maintenance, contractors, and property inspections

• Familiarity with preparing or utilizing property budgets

• Exceptional written and verbal communication abilities

• Confidence in interacting with clients, residents, and navigating challenging conversations

• Strong organizational skills and meticulous attention to detail

• Good commercial acumen and numerical proficiency

• Proficient in Microsoft Word, Excel, Outlook, and Teams

• Capability to manage multiple properties and prioritize effectively while ensuring thorough follow-up

• Calm, practical, and solutions-oriented mindset

• Sound judgment and confidence to recognize when to escalate issues

• TPI Level 3 / ATPI qualification or actively pursuing it

• Experience with managing RTM companies, RMCs, or freeholders

• Background in major works or building safety projects

• Experience managing a residential portfolio in London

• Familiarity with property management software

• Experience in mentoring or supporting junior team members

• Membership in The Property Institute or a relevant professional organization
