Senior Property Manager

This is a fully remote position, open to applicants in South Africa.

📋 Description

• Oversee a designated portfolio of residential blocks

• Serve as the primary point of contact for clients, directors, leaseholders, and residents

• Manage the coordination of repairs, maintenance, and contractors from initiation to completion

• Develop budgets and track service-charge expenditures

• Review invoices and collaborate with accounts teams

• Organize and participate in board meetings, directors' meetings, and AGMs

• Address resident and leaseholder inquiries and complaints with professionalism

• Coordinate property inspections and follow up on maintenance concerns

• Assist with insurance claims and renewals

• Support major works initiatives, including obtaining quotations, managing contractors, and communicating with residents

• Facilitate Section 20 consultation processes

• Monitor property compliance, risk assessments, and health and safety protocols

• Maintain accurate property records and ensure actions are executed

• Escalate legal, technical, financial, or safety issues when specialized advice is needed

⛳️ Requirements

• Minimum of 3 years' experience in residential block or leasehold property management

• Comprehensive understanding of residential leases and service charges

• Hands-on experience with Section 20 consultation

• Background in managing maintenance, contractors, and property inspections

• Experience in preparing or working with property budgets

• Exceptional written and verbal communication abilities

• Confidence in dealing with clients, residents, and challenging conversations

• Strong organizational skills and attention to detail

• Solid commercial and numerical understanding

• Proficiency in Microsoft Word, Excel, Outlook, and Teams

• Capability to manage multiple properties and priorities while ensuring excellent follow-through

• Composed, practical, and solutions-oriented mindset

• Sound judgment and assurance to identify when escalation is necessary

• TPI Level 3 / ATPI qualification or actively pursuing it (desirable)

• Experience managing RTM companies, RMCs, or freeholders (desirable)

• Background in major works or building-safety projects (desirable)

• Experience managing a London residential portfolio (desirable)

• Familiarity with property-management software (desirable)

• Experience mentoring or supporting junior team members (desirable)

• Membership in The Property Institute or another relevant professional organization (desirable)
