This is a fully remote position, open to applicants in New Mexico.
• Prepare and deliver mechanical cost estimates
• Conduct quantity take-offs
• Oversee commercial elements of intricate Mechanical Building Services and Process Utility installations
• Provide clients with advice on procurement strategies
• Manage the prequalification process for vendors
• Evaluate proposals, bids, change orders, and bid leveling documents
• Make final recommendations to clients
• Attend and lead bid interviews
• Oversee the vendor appointment process
• Independently assess contractor and subcontractor tenders
• Prepare commercial recommendations
• Review, validate, and negotiate variations, change orders, and compensation events
• Offer side-by-side cost comparisons
• Review change orders and confirm quantities, rates, and scopes against industry standards and contract documents
• Comprehend Class 2 estimates
• Independently perform Class 3 estimates on selected submissions
• Manage, review, and present estimates for complex change orders
• Benchmark performance against successful commissions
• Assist in change management within a fast-paced design and construction environment
• Utilize Bid Analysis Sheets, Change Control Forms, cost estimating software, and take-off software
• Provide commercial management support for specialized mechanical systems
• Comply with SOX control responsibilities where applicable
• At least 5 years of relevant experience in Quantity Surveying and/or estimating within the construction sector
• Strong understanding of construction contracts
• RICS accreditation or progress towards it is advantageous
• Experience in supporting cost management for medium to large construction projects
• Construction consultancy experience is highly preferred
• Solid knowledge of procurement strategies, value management, and value engineering
• Excellent communication skills
• Experience with mechanical dry/wet systems, plumbing, fire suppression, and process systems
• Proficiency with MS Suite, Bluebeam, digital cost management tools, and/or estimating software
• BIM-based quantity extraction experience is a plus
• Familiarity with semiconductor facility infrastructure and construction methodologies is a plus
• Knowledge of MCAA, SMACNA, and RS Means is a plus
• RICS certification is a plus
