Senior Maintenance Manager – Single-Family Rentals

This is a fully remote position, open to applicants in Canada.

📋 Description

• Architect and spearhead a scalable, technology-driven maintenance platform for a national portfolio of single-family rental properties.

• Enhance operational efficiency, resident satisfaction, and asset preservation through effective management of third-party vendors and deployment of in-house technicians.

• Design and execute a national maintenance strategy that aligns with the company's growth and operational objectives.

• Establish and expand an in-house maintenance program, which includes technician recruitment, training, and performance management.

• Create standard operating procedures (SOPs), key performance indicators (KPIs), and service level agreements (SLAs) to guarantee consistent service delivery across all markets.

• Supervise third-party maintenance providers while ensuring adherence to quality standards, cost expectations, and timelines.

• Lead the request for proposal (RFP) processes, negotiate contracts, and manage vendor performance through scorecards.

• Review and authorize scopes of work and bids for repairs and capital projects.

• Collaborate with construction and asset management teams to define project specifications and budgets.

• Advocate for maintenance technology platforms and utilize analytics to enhance routing, response times, and cost efficiencies.

• Ensure compliance with local, state, and federal regulations, including OSHA and fair housing standards.

• Implement preventative maintenance programs to reduce risk and prolong asset lifespan.

• Develop and manage budgets, track expenditures, forecast needs, and identify opportunities for cost savings.

• Collaborate with teams in Property Management, Construction, Procurement, and Resident Experience.

• Act as a key contributor in executive-level discussions regarding operational performance and capital planning.

⛳️ Requirements

• Over 10 years of progressive leadership experience in maintenance, with a minimum of 5 years in the single-family rental (SFR) sector.

• Demonstrated success in developing and managing hybrid maintenance models (in-house and third-party).

• Extensive knowledge of residential systems, building codes, and the execution of capital projects.

• Strong proficiency in maintenance technology platforms and data analytics tools.

• Outstanding leadership, communication, and negotiation skills.

• Bachelor's Degree in Construction Management, Facilities Management, or a related field.
