This is a fully remote position, open to applicants in Kansas, +4 more states.
• Underwrite acquisitions of manufactured housing communities and related housing investments utilizing comprehensive Excel-based financial models.
• Conduct thorough market and submarket analyses that address supply limitations, zoning and entitlement issues, demographics, affordability, and competitive positioning.
• Carry out transaction due diligence, which includes reviewing rent rolls, utility billing systems, ownership mix, infrastructure condition, and ensuring regulatory compliance.
• Coordinate and analyze reports from third parties, such as appraisals, property condition assessments, environmental reports, surveys, title reports, and utility studies.
• Support negotiations, due diligence, and closing processes by preparing transaction materials and liaising with brokers, legal counsel, lenders, property managers, and escrow agents.
• Take ownership and accountability for underwriting assumptions, due diligence findings, and investment recommendations.
• Create investment memoranda and materials for presentations to the internal investment committee.
• Monitor trends in the manufactured housing market, including rent growth, operating expenses, capital markets activity, regulatory changes, and competitor behavior.
• Assist in acquisition financing, refinancings, supplemental loans, and equity structures.
• Collaborate with asset management to facilitate the transition of closed acquisitions, implement business plans, and refine underwriting assumptions.
• Contribute to acquisition team timelines and manage internal/external deadlines across multiple transactions.
• 2–5 years of experience in real estate acquisitions, real estate finance, investment banking, or principal investing.
• Required experience with cash-flowing real estate assets.
• Bachelor’s degree in finance, business, accounting, real estate, or a related field.
• Strong financial modeling and analytical capabilities.
• Advanced proficiency in Excel is essential.
• Experience with underwriting cash-flowing real estate assets is required.
• Strongly preferred ability to construct waterfall distribution models, including promote structures, preferred returns, and multi-tier equity structures.
• Familiarity with or capacity to quickly learn manufactured housing metrics, such as lot rent, utility reimbursement, home sales programs, infill strategies, and infrastructure capital expenditures.
• Experience in reviewing operating statements, rent rolls, and due diligence materials for manufactured housing or other residential real estate assets.
• Ability to communicate intricate analyses clearly and concisely through written materials and presentations.
• Strong organizational skills with the capability to manage multiple transactions simultaneously while meeting tight deadlines.
• Ability to collaborate effectively across acquisitions, asset management, property management, and capital markets teams.
• Proficiency in Microsoft Office.
• Experience with ARGUS or similar real estate software is advantageous.
• Willingness to travel as necessary.
