Right of Way Agent

This is a fully remote position, open to applicants in Arizona, +1 more state.

📋 Description

• Engage in direct outreach with landowners, occupants, and relevant stakeholders.

• Build and sustain respectful, professional, and effective relationships with landowners.

• Negotiate agreements for easements, rights-of-way, access rights, temporary workspace, licenses, permits, and other property interests.

• Assist in fee-simple and partial property acquisitions and subdivision needs.

• Secure rights-of-entry and agreements for survey access.

• Clarify project plans, property impacts, compensation, and terms of agreements.

• Analyze title reports, deeds, ownership records, encumbrances, survey plans, plats, legal descriptions, and property maps.

• Identify ownership challenges, title requirements, property constraints, and land-related risks.

• Prepare and deliver offer packages, acquisition documents, correspondence, notifications, and supporting materials.

• Negotiate compensation, damages, access arrangements, and related considerations within project guidelines.

• Collaborate with project managers, title agents, surveyors, engineers, legal counsel, permitting specialists, GIS teams, and other project staff.

• Review route alignments, construction plans, engineering drawings, and survey documentation.

• Keep precise records of contacts, negotiations, commitments, agreements, and action items.

• Update land acquisition tracking systems, contact logs, status reports, and project documentation.

• Assist in resolving landowner concerns, access issues, title matters, and project constraints.

• Participate in project meetings, landowner meetings, public meetings, and stakeholder engagement activities.

• Ensure acquisition activities adhere to laws, regulations, procedures, contractual obligations, and company policies.

• Independently manage assigned properties and landowner files while meeting timelines and acquisition goals.

• Carry out additional land acquisition and right-of-way responsibilities as needed.

⛳️ Requirements

• A minimum of three years of experience in right-of-way acquisition, land acquisition, surface land, real estate, or a related discipline.

• Experience in supporting electric transmission, utility, renewable energy, pipeline, transportation, or other linear infrastructure projects is highly preferred.

• Proven experience in negotiating easements, fee-simple purchases, rights-of-entry, access agreements, temporary workspace agreements, licenses, permits, and similar property interests.

• Experience in conducting face-to-face outreach and negotiations with landowners.

• Familiarity with title reports, deeds, legal descriptions, survey plans, plats, ownership research, and property records.

• Ability to interpret route maps, engineering drawings, construction plans, survey documentation, and GIS data.

• Strong skills in negotiation, conflict resolution, stakeholder engagement, and relationship management.

• Capability to clearly articulate technical, legal, and property-related information.

• Exceptional verbal and written communication abilities.

• Strong organizational skills and a keen eye for detail.

• Ability to manage multiple landowner files, priorities, and deadlines effectively.

• Capability to work autonomously in the field while cooperating with a larger project team.

• Proficient in Microsoft Office Suite and familiar with GIS, land management, mapping, or property research systems.

• Possession of a valid driver’s license and access to reliable transportation.

• Willingness and ability to travel regularly within the designated project area.

• Capability to successfully complete any project-required background checks.

• A bachelor’s degree, diploma, or a relevant combination of education and experience is preferred.

• Experience with large-scale electric transmission or utility infrastructure projects is preferred.

• Familiarity with fee-simple acquisitions, partial property acquisitions, subdivision requirements, and complex easement negotiations is preferred.

• Knowledge of New Mexico or Arizona land practices, property records, regulatory requirements, and stakeholder environments is preferred.

• Experience in communicating with private landowners, governmental entities, municipalities, Tribal Nations, utilities, and other stakeholders is preferred.

• Experience in coordinating title, survey access, permitting, and GIS-related project activities is preferred.

• Professional designation or membership with the International Right of Way Association is considered an asset.
