Residential Block Manager

This is a fully remote position, open to applicants in Ireland.

📋 Description

• Oversee a portfolio of residential apartment projects from a remote location

• Collaborate with OMC directors while offering expert guidance and regular updates

• Create service charge budgets and sinking fund forecasts, implementing service charges as needed

• Organize work assignments, establish priorities, and provide direction to support staff

• Supervise project activities, capital expenditures, and the tendering process

• Communicate with insurance providers regarding policies, renewals, and claims

• Conduct virtual site inspections and maintain an in-depth understanding of each development

• Interact with tenants, landlords, contractors, subcontractors, and relevant committees

• Attend and lead directors' meetings, AGMs, and EGMs virtually

• Manage both planned and reactive maintenance

• Track financial performance, authorize supplier payments, and assist with debt collection

• Compile reports for OMC directors, stakeholders, and senior management

• Ensure adherence to applicable legislation and regulatory standards

⛳️ Requirements

• Prior experience in residential block or property management

• Strong understanding of service charge budgets, sinking funds, and leasehold laws

• Proven experience collaborating with OMC directors and managing stakeholder relationships

• Comfortable chairing and participating in virtual meetings

• Highly organized with exceptional attention to detail

• Strong written and verbal communication abilities

• Able to work independently in a fully remote setting

• Familiarity with Irish or UK property management legislation is preferred but not mandatory

• Access to a computer or laptop with dependable performance

• Reliable ADSL/Fibre internet connection with a minimum of 50 Mbps

• Headset that is compatible with VOIP systems

• Installed anti-virus software

• UPS/Backup power source for load shedding scenarios
