This is a fully remote position, open to applicants in New York.
• Oversee and facilitate projects from site selection through design and store opening.
• Analyze markets and monitor competitors, retail activities, and growth trends.
• Utilize GIS for demographic and modeling data to formulate growth strategies.
• Stay informed about site opportunities within market regions.
• Negotiate Letters of Intent (LOIs) and assist in lease negotiations alongside legal, franchise partners, and landlords.
• Prepare Real Estate Committee presentations for final evaluation and decision-making.
• Educate Franchisees and Operating Partners on effective site selection practices.
• Conduct field assessments of submitted sites within the defined territory and timeframe.
• Collaborate with Construction on communication with landlords/developers, timelines, and financial viability.
• Launch new markets as instructed by the Real Estate Committee.
• Maintain a network of brokers for site acquisition in targeted development areas.
• Provide timely updates regarding development activities in the designated territory.
• Develop growth plans for the company and franchise partner expansion.
• Keep communication lines open with HQ departments concerning site opportunities and development requirements.
• Respond to verbal and written communications in a professional and prompt manner.
• Leverage ICSC, Retail Live, and other retail conferences to educate partners and identify site opportunities.
• Collaborate with Construction, Ops Support, Administration, and pre-opening teams to ensure successful store launches.
• Engage with architecture and design teams to ensure timely plan development and adherence to schedules for franchisees and operating partners.
• A Bachelor’s degree in a relevant field or equivalent experience is required.
• A minimum of 5 years of experience in commercial real estate is required.
• Familiarity with build-to-suits, leases, land use, development processes, building permits, and construction project management is advantageous.
• Must be able to drive, with at least 40% of time dedicated to travel.
• Capability to work independently as well as part of a team.
• Exceptional organizational skills are essential.
• Ability to adapt to change quickly and meet tight deadlines.
• Strong project management skills with a focus on task completion and follow-through.
• Proficient in reading and writing in English.
• Effective communication skills are a must.
• Good vision and hearing, or corrective measures must be in place.
• Proficient in operating a computer and office productivity equipment.
