This is a fully remote position, open to applicants in New York.
• Oversee and facilitate projects through site selection, design, and the opening of shops.
• Analyze markets and monitor competitors, retail activities, and growth trends.
• Utilize GIS systems for demographic and modeling data to formulate growth strategies.
• Stay informed about site opportunities within market areas.
• Negotiate Letters of Intent (LOIs) and support lease negotiations alongside legal teams, franchise partners, and landlords.
• Prepare Real Estate Committee presentations for final evaluation and approval or denial.
• Educate Franchisees and Operating Partners on effective site selection practices.
• Conduct field reviews of proposed sites within the specified territory and timeframe.
• Collaborate with the Construction team to liaise with landlords and developers, ensuring adherence to deadlines and financial viability.
• Launch new markets as instructed by the Real Estate Committee.
• Maintain a network of brokers to aid in site acquisition in targeted development areas.
• Deliver timely and precise updates regarding development activities.
• Develop growth strategies for the company and its franchise partners.
• Communicate with headquarters departments concerning site opportunities and developmental requirements.
• Respond promptly and professionally to both verbal and written communications.
• Participate in ICSC, Retail Live, and other retail conferences to educate partners and identify site opportunities.
• Collaborate with Construction, Operations Support, Administration, and pre-opening teams to ensure successful store launches.
• Coordinate with architecture and design teams to ensure timely development of plans and adherence to development schedules.
• A Bachelor’s degree in a related field or equivalent experience is required.
• At least 5 years of experience in commercial real estate is required.
• Familiarity with build-to-suits, leases, land use, development processes, building permits, and construction project management is advantageous.
• Must be able to drive; a minimum of 40% of the time will involve travel.
• Capability to work independently as well as collaboratively within a team.
• Exceptional organizational skills.
• Ability to adapt quickly to changes and meet demanding deadlines.
• Efficiently manage a market territory and ensure task completion.
• Comfortable working in an office environment.
• Strong communication skills.
• Good or corrected vision and hearing capabilities.
• Proficiency in reading and writing in English.
• Competence in computer and office productivity tools.
