Real Estate Legal Transaction Manager

This is a fully remote position, open to applicants in Colombia.

📋 Description

• Oversee the drafting and negotiation of commercial leases, residential portfolio leases, management agreements, letters of intent (LOIs), memorandums of understanding (MOUs), lease amendments, subordination, non-disturbance, and attornment agreements (SNDAs), estoppels, guarantees, and hybrid lease-plus-management frameworks.

• Ensure that transaction documents safeguard Boundless Life’s commercial and operational interests while facilitating growth opportunities.

• Manage and maintain quality control of external local counsel across various countries including Portugal, Greece, Italy, Spain, Montenegro, Indonesia, Japan, Uruguay, France, and Costa Rica, as well as future jurisdictions.

• Convert local legal advice into clear and actionable directives for the business.

• Offer legal interpretation of the current lease portfolio and provide day-to-day support to Operations, Finance, Local Hosts, and Community teams.

• Provide guidance on lease inquiries, escalations, disputes, permits, and communications with landlords.

• Lead legal due diligence for new locations and strategic initiatives.

• Identify and assess regulatory, title, zoning, ERP/permitting, tax withholding, and structural risks.

• Transform due diligence findings into go/no-go recommendations.

• Develop templates, jurisdictional redline playbooks, approval workflows, standards for contract repositories, and processes for lease management.

• Deliver timely, commercially focused legal advice to stakeholders ranging from Development and Project Managers to the CEO and Board.

• Assist in resolving disputes involving landlords, tenants, and vendors, including through litigation, arbitration, and termination scenarios.

• Report directly to the General Legal Counsel and collaborate closely with the Global Head of Real Estate, in-house counsel, external local counsel, and business stakeholders.

⛳️ Requirements

• Juris Doctor (JD), Bachelor of Laws (LLB), Licenciatura en Derecho, or a foreign equivalent from an accredited institution.

• Authorized to practice law in at least one relevant jurisdiction.

• At least 5 years of direct experience in commercial real estate, contract management, and leasing practices, or 7 years managing high-volume complex commercial agreements.

• A background that includes top-tier law firm training combined with in-house experience is highly preferred.

• Previous experience in hospitality, coliving, education, or managing multi-jurisdictional real estate portfolios is a considerable advantage.

• Excellent professional proficiency in both spoken and written English and Spanish.

• Comfortable with negotiating and drafting intricate legal documents in both English and Spanish.

• Working proficiency in one or more of the following languages: Portuguese, Italian, French, or Japanese is a strong plus.

• Demonstrated capability to quickly understand new legal systems and collaborate effectively with local counsel in both civil and common law jurisdictions.

• Proven ability to identify unique and complex legal issues, escalate them appropriately, and translate them into clear, risk-based recommendations.

• Ability to work independently with minimal supervision while ensuring accuracy, quality, and efficiency.

• Outstanding organizational skills and the ability to prioritize tasks across multiple workstreams, time zones, and markets.

• Willing and able to travel regularly, approximately 15–25% of the time.
