This is a fully remote position, open to applicants in North Carolina, +1 more state.
• Implement a thorough and strategic real estate market plan across the entire real estate lifecycle for the designated territory.
• Partner with broker teams, analytics, and senior real estate management to create, enhance, and execute market strategies.
• Collaborate with construction, design, facilities, finance, and asset management to ensure successful store launches and management of the full store lifecycle.
• Identify locations for new stores and opportunities for repositioning existing stores.
• Oversee local real estate broker teams and third-party service providers.
• Conduct site visits for potential and existing locations.
• Work alongside legal counsel to negotiate lease agreements.
• Manage pipelines for LOI and lease negotiations to meet growth objectives.
• Prepare LOIs, site approval packages, financial reports, analyses, and site submission packages for Real Estate Committee meetings.
• Present proposed site approval packages during monthly Real Estate Committee meetings.
• Travel regularly within the assigned territory to evaluate retail trade areas, traffic and retail trends, demographic shifts, and market movements.
• Engage with operational partners to convey strategies and priorities for new stores and potential relocations.
• Build and maintain relationships with key developers and external business associates.
• Represent Five Below at selected Regional and National ICSC Conventions.
• Support the real estate team with various ad-hoc projects as needed.
• A Bachelor’s or Master’s degree in Business Administration or a concentration related to real estate/finance is preferred.
• A minimum of 3 years of experience in retail real estate is essential.
• At least 1 year of experience in market planning, site selection, and deal negotiation.
• Experience in managing third-party service providers, including local market brokers and external legal counsel.
• Excellent communication, presentation, analytical, and problem-solving abilities.
• Capability to understand the audience and customer needs.
• Strong negotiation and transaction management capabilities.
• Ability to navigate an ambiguous environment, identify and address challenges, and manage change effectively.
• Strong recall and retention of information.
• Self-driven with a keen attention to detail and adherence to deadlines.
• Solid grasp of real estate practices and associated legal principles.
